Hi I have been told that FLORIDA timeshare costs will increase dramatically due to the change in the Reserve requriements for Condos. Any thoughts?

I own the timeshare - Marriott - they were offering to buy it back since the "expenses" were going to increase dramatically .

Only if they don't try to sell you points in exchange for the "buy back". They use this as one of their sales tactics. Don't forget that trust points actually cost more in MF, because they include lots of crappy/shoulder season weeks and high maintenance fees locations. Trust points maintenance fees are derived from underlying deads and they sure have lots of undesirable weeks in the trust. Also, you cannot trade back in II into a Marriott using trust points. The sales rep tried the line with me and I shut her down very quickly by telling her what I just typed here. If you want to just sell back to Marriott, sure. But don't do it by buying trust points and using the week towards trade in value.

The Beach Club at St. Augustine Beach, FL (1 floating week, purchased in 1982)

77,000 RCI points (Sunrise Ridge Resort, TN)
Our maintenance fees for our St. Augustine timeshare (right on the beach) just went up by very close to $200. / year, mostly due to increased insurance rates. We were paying around $750. / year so that is quite an increase. Thankfully the timeshare passed the new inspection with just a few minor repairs needed and the reserves are quite healthy.

I had to giggle a little at the "deads." Especially with the word underlying next to it. Just my own morbid sense of humor.

IOW, they want you to surrender a perfectly good TS (and likely some cash)
for one of their "new and improved" products. Don't be fleeced.

Please make ssure the offer comes directly from the resort, and not some random scammer pretending to be from the resort. What you own has no resale value. If it were me, I would gladly get out of it for the amount. Please read the deedback agreement. They should not come back to you and ask for more money. Terms and conditions should be stated in the agreement.
