  • Reserve Fee: $256.82
  • Property Taxes: $105.89
  • Developer Subsidy/ Special Assessment: $0 (none)
  • TOTAL: $1421.28
  • Increase over 2023: 14.2% ($176.71)
Increase in MF primarily driven by significant year-over-year increase in property insurance costs (impacting most, if not all, Florida properties).

I think it varies BUT most are due 1/1 and late by 2/15
I recall seeing posts in the past about owners paying their maintenance dues around Jan 31st even if HGVC states it’s due Jan 1st. Almost every post, I recall, stated they were not flagged as late. Does that mean paying MF on or a few days before Jan 31st okay?

usually no late fee at that point. whether you consider that late or not is up to you.

Last year's MF was $1259.81. That's a $85.53 or a 6.8% increase.

Last year's MF was $1109.22. That's a $127.32 or a 11.5% increase. I'm assuming the large increase was due to the hurricane (resort still closed).

Important Note on MFs: In general, HGVC and HC MFs are determined by room size and not by either room class or season. Using Ocean Enclave 1BR as an example below, the MFs are the same for all of these 1BR rooms and seasons. MFs/point ratio will be very good (low) from the 1BR Premier in the Platinum season and very bad (high) for 1BR in the Silver season. I am now reporting all units and season in the report. I have also included an Excel file download with complete information for all reported 2024 MFs

Note on Florida MFs: The Real Estate Taxes for HGVC resorts are determined by season.


The MFs file (spreadsheet) now contains 12 years (2013 - 2024) worth of data. Updated 1/17/2024.
Complete 2024 Lowest MF/Pt ratio file (spreadsheet) for all reported units and seasons. Updated 1/17/24
