Hi,

Looking for advice here..... Back in May I sold my Hyatt Beach House timeshare so that I could purchase a larger point week with Hyatt. (Tahoe) My issue is that the unit I sold has never changed ownership with Hyatt. When I log into Hyatt's website I still come up as the owner, this hasn't been an issue so far and I was giving it extra time to close since I know the buyers were having issues getting the deed correct (They wanted it deeded in a trust).

But now as we get close to the end of the year it may present a problem. Since the unit is still in my name and since I own other weeks with Hyatt, what should I do if/when the EOY comes and the unit is still in my name and maintence fees are due?? Will this effect my standing with Hyatt when the fees go overdue? What if the buyers refuse to pay the maintence fees since until they get the deed issue solved?

I figure I send a copy of the purchase contract to Hyatt and let them know?? should I wait and see, maybe the sellers will decide they don't want to continue to hassle with the deed issue and I offer purchase back at like 60% of what I sold it to them for?? (No ROFR is that loop!) Seriously, looking for good advice/suggestions given the circumstances.

When we sold our Hyatt Sunset Harbor timeshare 2 years ago ~~ I went on-line to check our unit ~~ Its been there until this year when they finally got around to transferin the timeshare to the new owners ~~ Its no biggie as I called them to verify why the trans action never took place ~~ They said the transaction is done ~~ its that they haven't update the account ~~ Almost two years before they did it ~~ I wouldn't worry ~~
