That's me. I was bidding half heartedly expecting it to go for $8500 or so.

I am wondering about the ROFR as well. The seller says it is doubtfull that Marriott will buy it back.

Congrats....great resort, especially if you golf as the 6 free rounds of golf almost make your annual maint/tax bill a wash. Let us know on the ROFR and good luck.

If it is the non-lockoff I doubt Marriott will take it. I believe they stopped doing resales for Phase I because people prefer the lockoffs. I was very fortunate that I was able to get my original purchase price back for a Gold MMC thru the equity upgrade program 4 years ago.

I was at Manor Club first week of July and at that time they had an on-site rep selling original MMC platinum for $3,400 off list - ending up at $17,500 (I think) that included 250,000-290,000 MR points if you gave up 2006 week...and EOY benefit of trading for 110,000 points. I got the feeling they were doing a pretty active resale business on site. The lockoffs (MSE) were not as plentiful on their direct resale market and commanded a higher price when they got them.

I bought two of these at $7,000 last year both resale of course and they both passed. You got a great buy even if you only use it for trading. I have been getting fabulous trades with them. Last year I got Marriott Newport Coast Summer week and still have one week in II. I got two AC's and I traded them for another NCV and Spring two bdrm Aruba. I wish I had seen this one before you did but I am glad another tugger got it.

If that was an annual platinum ownership, that's the best buy on Manor Club I have ever heard of. I'm surprised it got past ROFR, but that is excellent for you. Congrats!

Yes it is an annual platinum 2 bedroom units but it did not passed the ROFR as it was stated in the auction that Marriott was waiving their ROFR because the auction was an item from a bankrupcy! :D :whoopie:

I thought about bidding on that one when I saw it, but was a little unsure of what problems might have arising with liens, etc. Was it clear, or do you know yet?

Thats terrific. Was this recently? I'm trying to get an idea whether to worry about Marriott exercising its ROFR.

It ended a month ago but what helped me was that is was kinda hard to see it on ebay as if you were typing Manor Club or Marriott timeshare in the search you could not find it. You had to type Bankrupcy and then you could have seen it! I guess that is why i had it at such a great price! There were not alot of people informed about it... :p

How is the closing proceeding? Did you check out everything with the resort and verify everything as correct? How about title insurance?

The wording of the auction would have given me second thoughts as well. What closing company are you using?

I did all the research (due diligence) while the item was on auction. When it ended, i had help from the rep of BkAssets who told me what i need to do to save $ from closing compagny and he advised me to do it by myself wich i did! I recorded the deed myself at the county and paid all the taxes. Then i sended the certified copy of the deed to MVC and got the ok from Marriott's attorneys and received my owner number! Everything have been done and procede in the right way so i am pretty happy by the advice given by BkAssets and i saved at least 300$ by doing it by myself instead of a closing compagny :)

Somebody died, wife didn't want the timeshare & her kids didn't want it. I got it for $3500. Not the lockoff Manor Club though, it's the original phase. I bought my first two t/s from developers so this was some good luck for a change, one of those rare deals that fell into my lap when I wasn't really looking. And no, Marriott didn't exercise ROFR and frankly I hadn't even heard of that when I bought (which was about 3 years ago, maybe 4 yrs now.)

Have fun with your Manor Club unit...it's a wonderful resort! :hi:
