Free - The Jockey Club, Las Vegas, NV - One Bedroom on northern side

Somebody who likes Las Vegas ought to be quite pleased with this unit.

Maintenance fees on unit: $556.32 (payable in quarterly installments of $139.08 on 1/1, 4/1, 7/1, 10/1) Fees did not rise last year nor and are they expected to rise this year. I will make the October 1 payment of the 2015 fees even if someone claims the week prior to then. The deed will be on the way to the Clark county recorder's office with payment of the recording fee and transfer tax within two business days of confirmed desire to own.

This is a deeded ownership with fixed week, but on a space available basis the time can float or split into partial weeks. The unit is 402-B week 07 located on the northern side of the Ascot (eastern) tower at The Jockey Club. The unit is available for use in 2016. I will take care of recording the deed with instructions for it to be mailed to your address. You will need to inform The Jockey Club management company, TRICOM of the change of ownership and pay the $130 transfer fee to complete the transaction. I do not know of any other costs associated with the transaction. I do not see a need for an escrow company given I will pay the recording fee directly to the recorder's office and the "purchaser" will have a deed in hand before paying the transfer fee so any one desiring one would need to pay any costs of that nature.

My wife and I inherited this week (along with another one) back in 1991 from her father who purchased it on the secondary market and have traded most every year through Interval International for use of a two or three bedroom unit in Orlando, FL to take our daughter to Disney World. My wife hates to travel and my daughter is now 22 and headed off to graduate school. If all timeshares were managed like The Jockey Club, they would have a much better reputation. I would not be looking to get rid of this week if there was any chance I could ever get my wife to take a trip to Las Vegas with me.

Yes Pat, I think someone will be very happy they got it. We inherited two weeks with the other being week 37, which I used this week and why I have current photos. I actually flew home early because it really just was not fun vacationing without my wife after the first couple days.

I already own at the Jockey Club and have gotten great trades with it since 1997 when I purchased re-sale. In looking at the ad I noticed that I also own unit 402-B and my week is week 8. So what are the odds of back to back weeks in the same unit in Vegas?:wall::wall::doh:

Have you ever stayed in the unit Larry? I've only been in it twice in 24 years of ownership; once just after the Bellagio opened and then a few years later just after the opening of the elevated walkways over Las Vegas Blvd. All the other weeks I traded out for somewhere else. One year my one-bedroom in Vegas translated to a four-bedroom at Williamsburg Plantation.

Now what are the odds of someone chiming in about owning week 6???

I have never stayed in my unit or week at JC. I have used their owner's rates for 2-3 night stays on weekends as part of business trips to California. It's been more than 10 years so I don't remember what I paid but it was better than staying at any of the strip hotels and better than the rate they charged to non-owners.

This suite has one bathroom with a hair dryer, separate living area, full kitchen including a microwave and stove, dining area, cable television, DVD player, and air-conditioning. Bed types are a king-size bed in the master bedroom and a queen-size sofa sleeper in the living area.

It is a 1/1 sleeps 4 unit with the king size bed, but as you can see in my trading list I typically exchange it through Interval International for a two-bedroom at other resorts with no problem.

Buying extra time in this size unit is $60 per night when it is available. I've never bought extra time because I've always had all I needed since unused time carries forward as floating time. I've always had a week or so of time accumulated to use when I needed it. The biggest reason I am looking to give away the unit is I just can't use two full weeks of vacation every year these days and that is unlikely to change in the next ten years.

What more can you tell us about this resort?
Time carries forward for two years if unused during the fixed week. The time can be split, for instance I used the first half of my other week last week, but still can use the four days I did not use sometime in the next two years. They only let you have one "weekend" per week of time so an unused Friday or Saturday would need to be used on another day of the week if you departed or arrived on those days respectively. I used Sunday, Monday, and Tuesday of my week so the four days I have could be used anytime including a weekend.

The banked/floating time use is subject to availability, but I've never had a time when I could not make a reservation though I have not tried since the Cosmopolitan opened next door. (Parking for The Jockey Club is on a reserved level of the Cosmopolitan parking garage. A pair of Jockey Club only elevators with dual doors accesses this garage and the Cosmopolitan casino on one side and the first and second floors of The Jockey Club on the other side.)

Week 37 in unit 884-B if you prefer.

I've not looked at RCI or their points system until this week, and I see that the other week I own might be more attractive to someone (36,000 versus 29,500 points.) Since both are equal for my purposes, I want to change this up and offer my week 37 in unit 884-B instead. Realistically we are willing to part with either week, but we want to keep one. The units are virtually identical inside, but 884-B is in the Derby (western) tower and on a higher floor. Here is a photo of the view taken from the window of 884-B:

If somebody has the right offer, I would also consider trading both weeks I have at The Jockey Club in Las Vegas for a single week in Gatlinburg or possibly at the beach it the resort is as well run. I would love to have a spot I would actual want to use every year with reasonable maintenance fees.
