Is Wyndham "stealing" inventory?

I thought I would "test" Wyndham to see how certain "perks" really pan out. My intent is to figure out how to "maximize" my benefits as an Owner and to better understand ALL of the system. I put a week in their rental program for a 2 bedroom unit to see if they would rent it out and for how much. Obviously: they HAVE NOT rented it out. I called Wyndham reservations about availability for any week in February (using my points)and was told that there is nothing available until the end of March. Then I asked if I could cancel a reservation & then rebook to get my discount and was told I would lose it because they got an email telling them all cancelled inventory would not be available and CANNOT be rebooked by Wyndham Owners, so what the heck are they doing with it? They aren't renting them through their program where they do the split with the owners.......do they have yet another rental company with a name we aren't familiar with? Is it going to Orbitz or something like that? Is it going to the Last Call? I'm totally stumped because it's disappearing but I can't find an avenue of where its ending up at.:mad:

I'm just trying to understand how it works in an effort to "maximize" my VIP benefits. I am frustrated because it's just " disappearing" Of course owners are gonna feel like they are " stealing" the inventory when you can't trace it back to Extra Holidays or RCI

Thanks for your support. I'm really trying to find answers......why would they take it and then it can't be found?

Maybe they have rented your week out on the GETO or Red Week web site and they forgot to notify you. There is a lot of Wyndham weeks on these web sites..

The basis for the OP's question has been brought up many times in the past on TUG, and many individuals have used the phrase that "Wyndham is stealing inventory".

First of all Wyndham does "steal" inventory. Of course they have every right to. They can take unused inventory at 45 days (I think) and use it for their own purposes.

And yes, Wyndham has rental companies other than extra holidays.

Also there are times when a resort gets over booked. or units already booked cant be occupied due to maintenance issues, so they need to grab cancellations to give folks with reservations a place to stay.

Sometimes owner care tries to help an owner correct a mistake and needs to grab a cancellation to do that

and then there are owners like me that just sit on the computer looking for a cancellation. Maybe I was there a split second ahead of you.

And sometimes the reservations "hangs" instead of coming back in a few seconds it takes 15 minutes or more.

Recently at Sea Gardens a maintenance thing took longer than anticipated, and cancelled units were snatched up to give folks with a reservation a place to stay

There are lots of possibilities to answer the question...what happened when I cancel to rebook, and the unit disappears? but we will probably never know the answer.


Im glad you put "perks" in quotes. The ability to cancel and rebook is not a benefit of VIP, it is a loophole that we take advantage of, and not something we are entitled to

Regarding wyndhams rental program, Ive only talked to one Wyndham owner that used Wyndham to rent his excess reservations who came away happy. Everyone else that has reported here has been dissapointed.

I believe it is......when one of there vacation counselors is telling me that Wyndham is keeping it and she doesn't have an answer to where is it going anyone is going to want to know what is going on. Ron's response gave us part of the answer. His explanation regarding a maintenance issue at Sea Gardens really makes sense and helps me not to think " uh oh, Wyndham is pulling a tricky tricky". When I can figure out the rest of the story I will post my findings.

but I think you will be wasting a lot of time and energy trying to figure out what happened, and in the end it doesnt matter. If you choose to play the cancel and rebook game, you will lose some of your reservations. Count on it. And it doesnt matter whether you lose it to me, or lose it to another owner, or to Wyndham...either way, its gone.. You should either have a back up plan (another reservation to fall back on) or have booked several extras so that losing a couple wont make a difference.

Im not concerned with your use of the word stealing as much as I am with your assumption that this is a perk, that you somehow got beat out of. .

Thanks Ron, That makes perfect sense. It actually shows that current reservations are being protected. When I called Wyndham and talked to the vacation counselor she said "all of south Florida is overbooked". Then I asked her if I was going to have any luck with canceling and re-booking. She said I would not because they all got an email on Jan 15th stating something about not being able to cancel and rebook. That's when I thought " where is this inventory going" and then posted the thread about the issue. I'm going to see what happens if I try to cancel and rebook my last week and getting another vacation counselor on the phone- that way if I lose it no big deal. I will post the results:)

Their rental program is not a "perk". I recommend to stay away from it.
My experience proves to me that renting the points out isn't an avenue I want to take.......I've been told it's available, others have had success and like it but it's not for me. I'm guessing it works if you plan it waaaaay ahead of time......not within 60 days of the reservation. I also have heard they end up only renting out 3 and 4 night stays and your return after they take out fees isn't worth it anyway.

Trust ME --- there are NOT enough Wyndham units in South Florida for ALL the FROZEN people 1000-1500 miles NORTH of Pompano Beach.

I have had multiple GUESTs who are roosting and extending their vacation stays -- one guy started with 9 days before Christmas and added 3 more weeks (1 week at a time) .. he is the current record holder (he went home).

Others people are calling and asking if I have 2 or 3 days ... phone call or email.

Well I'll be " dipped in #%^*! I called in to Wyndham , got a different vacation counselor, explained to her what was told to me earlier. She had no recollection of an email telling them that they can't cancel & rebook all of south Florida. She also put me on hold to find out from others if any of them have heard anything. She came back and said one of the others said there was a problem with Sea Gardens....... I canceled my feb 23rd week and got it back with the 35% Discount!!!! Woot! Woot! Whew! I now am not paranoid about a scheme behind owners backs going on! LOL!

Offered a $100 upgraded cost to the 1st of those 3 booked guests WHO might be interested in a 2/2 Royal Vista instead of a 1/2 Santa Barbara --- 5 minutes later, had a TAKER!

WHEW --- very close one.

I was at Sea Gardens at the end of December. Spoke with maintenance people and they said the rehab delays on the Waterfall buildings was because the town delayed the permits. Said they would be done by end of month January. I won't be there to find out...lol.

Now, I got to convince a GUEST to accept a different resort and not have all 3 MAD at me for NOT GIVING THEM A BIGGER AND perhaps, BETTER UNIT.

Offered it as the "FIRST RESPONSER" who agrees to pay me $100 to upgrade to a 2bdr/2bath unit at the beachfront (across the street) resort, gets it!

Problem solved. 1 guest choose to move. Everybody is happy. I am not murdered.

I learned a VERY IMPORTANT LESSON ....

Do the cancel and rebook (to save points) ONLY if you can afford to lose the reservation.

Gotcha! I was pretty sure that's what happened. Royal Vista has proven to be almost impossible to get into - I take it you own there - right?

owners cancel and rebook everywhere, for their own use and to make their rentals more profitable. and everywhere its done there are some reservations lost

My own experience is that it happens more often at the resorts where there is a lot of rental activity. I know I practically live on the computer in the weeks before certain big dates when I think I can grab a cancellation to rent for big bucks. and I know other renters that hire folks to work it all day long .

Following is excerpt from VOI Trust that makes it legal for Wyndham to " steal" inventory. It is rumored that they use preference to grab any cancellations, but then it may be active retired renters like Ron that hang on web site all day and half the night get. Who knows???:bawl:

My experience and virtually all posts I have read find EH to be a total rip off. See numerous posts documenting.:wall:

When problems make several units at a resort when fully booked uninhabitable some ones ox is going to get gored.:ponder:



11.08 Wyndham Use. In addition to the right of Wyndham, as a Member and owner of Points, to make reservations using those Points at any time, Wyndham, in its capacity as the developer of resort communities and Vacation Plans, may reserve available Accommodations up to 60 days in advance of the first day of anticipated occupancy, for its own purposes, including renting to the public, provided it pays or otherwise causes a third party to pay the occupancy related expenses of such Accommodations for each night to be used. All such occupancy related expenses shall be determined by the Trustee. As a result of Wyndham’s use there will be less space available for Member use; however, Wyndham may not reserve the last 10% of available occupancy for a type of Accommodation until 30 days prior to the first day of intended use. In addition, to the extent more Points are available in the Plan than are allocated to Members other than Wyndham, Wyndham may sell or lease Points on such terms as Wyndham and the Trustee deem reasonable. The purchasers or lessees of such Points shall have such Membership rights as Wyndham and the Trustee deem appropriate.
