wyndham will no longer create II acounts for resales

I bought a resale at royal vista with the plan to trade it through II. I have been told by Wyndham they will not create me an II account. All new account have to be RCI.

Any suggestions? Can I still trade the property through II? How?

Give II a call, I believe if you already have a II account you are good to go. If you do not, they will probably open one for you for a fee. Just as a side thought, buying a timeshare for trade is probably not a good idea. The fees can get to be a bit much.

Did you get the feeling that that is for Royal Vista or for all Wyndham timeshares?

There were very few Wyndham resorts that were II -only those that they took over from others that already were in II. As Wyndham is part of the same group that owns RCI it makes sense that they prefer to see their resorts in that system. But once a resort that is owner based (not a trust / RTU type that doesn't actually convey an ownership - DVC is an example that type) affiliates with II (or RCI - whichever is the non-standard for the overall brand involved) then each individual owner gets to choose if they want to be a member of RCI/II or both. The ability to place time with the two largest exchange companies is "grandfathered" in and cannot be removed by the management.

That means owners at Westgate (more commonly and rightfully known as Wastegate) that have a deed at the older WG resorts such as the Villas are able to choose if they want to be RCI or II members - or both. The resort / system operator does not have to pay for the membership(s) - that is up to the policies of that specific system - but they cannot prevent the owners from choosing to pay to be an II or RCI member and then depositing / trading with the "non-preferred" group. The same would apply to the former exclusive II resorts that Wyndham obtained control / management for. Those owners that wish to can remain II members but Wyndham does NOT have to pay for that membership as they do for the RCI membership (included in the annual fee charged to owners).

Many resorts / systems try to make it sound like they control if you can use II or RCI but, if ever affiliated with one or the other, the fact is you as the owner can decide that - they cannot force you to the "preferred" exchange. Remember you own the week not the management firm and can use it as you desire not at their direction.

Just to be clear that does NOT mean any resort can be used with RCI or II at the will of the owners. At some time the resort Association must have agreed to be affiliated or RCI/II will not accept the membership/deposits. But if they did affiliate and then later change to the other major they cannot "undo" that affiliation going forward. It will exist indefinitely until II or RCI drops the resort (seldom occurs). Naturally it is a big plus for owners to have the ability to use either group if they want. The best situation is that the resort voluntarily affiliates with both companies as an ongoing status. But in cases like this or Wastegate - where the management companies unilaterally decide to change the preferred exchange company they are willing to pay for - does not remove the ability of the owners to independently stay with or join the other exchange operation.

So, I simply purchase an II membership and Wyndham has to deposit my weeks in II?

In answer to your question all new accounts with Wyndham through resale will be RCI since they own RCI. Only a few Wyndham resorts are associated with II. Royal Vista is one of them.

You could give this a try (But WYN is already telling u theu won't do it - which means they will set up a RCI account for you that you pay for thru your membership fees if you bought a WYN point unit) - what the other poster was suggesting that if you already had an II account, you could call and pay a fee to add this new ownership to your account.

Yes but once an owner has a unit that has been converted to points it seems like the same rules for deeded (unconverted) weeks don't always apply. II and RCI can and do make agreements with developers on how and if they will accept points memberships at specific resorts. The same can be said with deeds that have been accepted into a trust. If the resort refuses to verify the membership for owners in RCI or II then the owner won't be able to use those exchange companies. Ron found that out for his Texas property. I own at one that fixed deeded weeks trade in RCI and not II but weeks that have been deeded into a flexible ownership float week trust can deposit in II but not RCI.

That being said I think it has been at least a year or two since it was reported that Wyndham would not be paying II memberships out of the program fee for new resale owners at II properties. I don't remember reading whether they could still deposit in II if they paid the membership fees themselves.
 
My first deed was at Star Island (also II) and my account was set up in RCI. That was in 2008. I don't think they have been putting them in II for a while.

I just checked my brand new II account and Royal Vista is one of the II resorts. My guess is that if you open your own II account, you will be able to deposit Royal Vista weeks into it for exchange

As tschwa2 points out in his post above, This is what I did with my weeks at Wyndhams Riverside Suites. I just got the email today telling me that the account is now open and I am able to deposit my weeks....

so which resorts have dual access? I bought from the developer =*(and wonder if I can get II into my accounts as well... =)
