Advertised maintenance fee

When viewing a post of Wyndham points being available and the maintenance fee is stated as a particular dollar amount does that amount include the program fee or is it just the HOA fee?

Any given post it might be either or not of above, misrepresentation in timeshares happens. You may want to ask the seller to provide proof of the Maintance Fess and the Program fees. Also, beware that at least one E-Bay seller represented a deeded unit at a specific resort in the Club Wyndham Access program. In light of this, you may also ask for proof as to what Wyndham program it is for and what resort in the case of Club Wyndham Access disclose that proof.

Be careful !! I just bought a small contract off ebay from Sumday vacations and I specifically asked TWICE prior to bidding if the stated fees included program fees and both times he replied yes. Once the transfer was complete I received my first invoice and it was much higher than expected. That took a really good points per thousand purchase to a really bad purchase. Anyway, after complaining to the seller he claimed that was the information he was given and snubbed me off. I know there's another thread just on sumday vacations, perhaps i should be posting over there.

Actually, there are a couple of threads that involve sumday. I am not at all surprised with this company based on the posts in the other threads, which include a agressive defense for the false advertising pertaining to misrepresenting a Club Wyndham Access membership as a deeded property at a specific location.

Since he declined to make good and take the timeshare back, at your option, you might want to file with the BBB and the Attorney Generals Office in both the state he is located in and the state the resort is in. Wish you luck in resolving this matter.

E-Bay sales are a very risky way of buying a timeshare.

It is important to do a reality check on the advertised fees.

Need to at least approximate the the fees quoted to know they are realistic.

www.wyndhamowners.org has historical MF's for Wyndham properties through 2011. Can use those and the minimum program fee amounts to see if the ad figures are likely accurate or not.

This is one of the first screens for ads you may be interested in.

Would you email me privately so that I can find out who you are and research your file. My email is jeffbrown@ "my company name".com. If this is the file that I've been working with Dennis on for the last several weeks, we have an estoppel from Wyndham stating the EXACT amount that was in the ebay listing. Therefore, the problem may actually lie with Wyndham instead of Sumday. But, without knowing who you are I'm at a loss to help or answer the questions you've posed here.

could the difference in 2011 fees vs 2012 but ebay sellers have been wrong in the past more than once.

I'm looking at an auction right now thats advertised as a 3br 3bath fixed week 51 at patriots place in Williamsburg, with a MF of $775, the problem is.....Patriots place doesn't have 3br rooms...and the MF's at Patriots place are $816 a month for a fixed week...most likely what he is selling is a Kingsgate Ownership which last year had a MF of $767

I've emailed the seller explaining this...but he insists that the information he has says Patriots Place and that the MF information is up to date...

ALWAYS DO YOUR OWN RESEARCH! I've called resorts and told they i was purchasing 'such and such' week and if they could confirm that the MF was 'such and such'

Thank you for the interest in my timeshare auction. All of the information we have recieved is that this is a ownership at the Patriots Place. We also have a maintenance fee bill from the current owner that says Patriots Place on the top. But I will have my estoppel department re-verified the info again.

So to be fair, the 8th wasn't that long ago, maybe they just haven't had the chance to correct it yet...but even so, its always smart to verify ebay auctions yourself

You better ad them to your list of companies that falsely advertises.

Just for Info. When I brought this to CJ Timeshare's attention, they ended the auction before anyone bid on it and are researching what is going on with the timeshare. Impressive, they did not proceed with the auction with the incorrect information.
