Property Relief

Has anyone done business with Property Relief? We signed a contract with them to purchase at Harborside Atlantis last May. I paid $1250 in closing costs and fees but have yet to receive the property and the 81,000 star options. Is this a legit company? At this point I don't want the property since we already have another starwood timeshare and I don't want to pay another maintenance fee.

It is not unusual for a Harborside closing to take this long, because it has to be handled by an attorney in the Bahamas. Have you been in touch with the attorney?

As far as getting out of the deal, they might let you do so if you forfeit your closing costs.

Did you buy through ebay from IA vacations? I did and they use Property Relief as their closing agent. Purchased at Westin Kierland in September as the deed was finally recorded on 12/29. Now we wait for Starwood to record. I always send my emails to Noa at IA as he gets back to me promptly.

Bad experience with Property Relief

My experience with them was awful. Delays and Mistakes at every turn. I'm paying $920 today in membership fees for the timeshare I bought, when I have in my file an "estoppel information sheet" ostensibly from the resort saying fees would be $500 per year.

They spelled my name wrong. They deeded me the wrong unit the first time. On and on....

When you talk to them and they make a promise, ask "When can I expect you to get this completed?" Then call them on that day. Document everything via email. Just stay right on top of it.

I hope it all works out for you. I do have a nice fixed-week timeshare out of the deal, but I am definitely irritated at paying almost double the expected MF's tonight!

Yes, I won a bid on ebay from IA. Now I regret it since the maintenance fees at Harborside are so high. I would like to sell or at least rent it out when and if we close.
I had been contacted by Property Relief a few months ago asking to postpone the closing since the current owners had booked their vacation when Irene it. I had no problem postponing but have heard nothing from them since. I email the person that was handling it last week but have yet to hear back from them. At this point I don't want the property

I bought a property from them in August and they just sent the deed to the county today when I told them I wouldn't pay the 2012 maintence fee to them. They seem to spend months doing nothing.

They are doing something. They have gone into the rental business. They are now renting vacation weeks on Ebay. I think that is why they drag out the closing for so long. They could do it an honest way, such as post in the ad that it won't close until after a vacation date, but at least they are consistent with their dishonesty.

I have had my own issues with this company and would stay away from them both. IA Vacations only does closings with Property Relief who are sloppy, slow and unreliable.

Wrong Name, Wrong Address, Wrong Phone Number, Wrong Week, Wrong Unit Number.


So when they told me the deed was registered with Starwood three weeks prior AND I should have received a copy of the deed, I called Starwood. Try asking the rep to pull your info if IT IS ALL WRONG!!! Talk about frustrating! Finally Starwood tracked my info down (by a phone number on my email signature and NOT on the closing documents) and the deed was corrected. Tough to verify the info if you never got the deed!

Even though the closing was eventually completed, it was frustrating and at times I felt like I was being conned.

From person experiences, I would avoid these guys and Uri Fried. Chicago Closing and Timeshare Closing Services both went well.


I almost forgot how bad Property Relief was!!! :annoyed:

I believe presley has solved the semi-mystery. The unit I bought in August was for usage beginning in 2012, Silver Season. Why would they want to transfer the property to me before Silver Season (late September-November) was over, especially when they could rent it. I think that when they have to pay a maintenance fee they are then willing to transfer the deed.
Their "rental department" reserved a week for me in 2012 at the unit I purchased, and were quite willing to rent other units elsewhere.
They were the only efficient part of the organization.

It is now two more months, and still no ownership. The deed was recorded by the county, and I sent money to have them send the deed to Marriott. I did get a copy of the deed, but the Marriott representative said they had to get the form and other information from Property Relief. I told him that I read on TUG that I could have the deed sent myself, but he said 80% of the information on TUG is incorrect, and advised me to hire a lawyer. I have received an email from Property Relief/IAVACATIONS saying they have sent all information to Marriott, but I have still heard nothing from Marriott. But they did cash the check I sent them for the transfer. I assume this is a good sign? As advised on TUG, I haven't paid any 2012 maintenance fees, but I haven't been billed for any either, so I assume I'm not yet the owner recognized by Marriott, though the deed is recorded by the county. The Marriott guy said this is just the danger of buying on the secondary market. I would gladly have paid more for an easier closing. I don't think Marriott is any more honest than Property Relief at this point.

Sounds like the re-seller has washed their hands of this matter and that Marriott is not reconizing the closing. Based on what you said, it sounds like the maitance fees are now are or are going to be in default at some point. Finally, it appears like you are now the owner of record without use rights to the timeshare and may have the ultimate continuing liability for the maintance fees. That is my guess on why Marriott has recommended you consult a attorney. Not a bad idea.

Write a brief summary about where you are in the transaction at this time. Email to: IA vacations, Property Relief, Marriott Owners Assoc, Marriott transfer division and anyone else that you think could/should be helping you at this point. Make sure that they see all the addresses on the email. Mention that your next step is to take legal action, but don't say who it will be against.
