Villa Requests with Points Members

There has been a lot of speculation on how villa request will be handled in the future. Here are my thoughts.

Many resorts assign villas as note below, or very similar (this is from Ocean Point):
  1. Ocean Pointe multiple-week Owners occupying their ownership weeks. (in season)
  2. Ocean Pointe single-week Owners occupying their ownership week. (in season).
  3. Ocean Pointe multiple-week Owners exchanging through Interval International.
  4. Ocean Pointe single-week Owners exchanging through Interval international.
  5. Multiple-week Marriott Owners at other MVCI resorts exchanging into Ocean Pointe through Interval International.
  6. Single-week Marriott Owners at other MVCI resort exchanging into Ocean Pointe through Interval International.
  7. Ocean Pointe Owners that are renting a guest room or villa.
  8. Marriott Reward Members that are renting a guest room or villa.
  9. Owners or resorts outside of MVCI exchanging into Ocean Pointe through Interval International.


I think you will see something like this now:
  1. Exchangers staying on Point reservations confirmed in to a specific view assignment.
  2. Ocean Pointe multiple-week Owners occupying their ownership weeks. (in season)
  3. Ocean Pointe single-week Owners occupying their ownership week. (in season).
  4. Ocean Pointe multiple-week Owners exchanging through Interval International.
  5. Ocean Pointe single-week Owners exchanging through Interval international.
  6. Multiple-week Marriott Owners at other MVCI resorts exchanging into Ocean Pointe through Interval International.
  7. Single-week Marriott Owners at other MVCI resort exchanging into Ocean Pointe through Interval International.
  8. Ocean Pointe Owners that are renting a guest room or villa.
  9. Marriott Reward Members that are renting a guest room or villa.
  10. Owners or resorts outside of MVCI exchanging into Ocean Pointe through Interval International.

Shouldn't people using points be considered as exchangers since they don't actually own a week and are essentially exchanging to get a week?
 
This is nonsense in all respects.

First of all, the resorts do NOT have consistent policies. For example, in Maui (and most if not all of the other Hawaii resorts) Maui owners receive the first priority and the order is based on when the reservation was made, not on how many weeks you own. A separate priority list within each view and size category.

Second, MVCI does not control the priority except in resorts that are newly built and Marriott has not yet sold many units. (They will control it in any future resorts, of course.) Believe me, the Maui owners association would never stand for a change like you are assuming will be made.

If I am a points exchanger and I used points to get a OF unit at Ocean Pointe, I would expect my ocean front unit. I would also expect it to be a high floor. I am willing to bet that I would get it too. While Marriott may not control this, Marriott manages the resorts and they are Marriott employees assigning villas.
 
I was told that Marriott's policy will continue to be to give preference in room assignment to owners at one's home resort.

Many exchangers don't bother to make room assignment requests, btw. They are anticipating that point users will act similarly.

I think they are anticipating wrong. These points trust owners will think of themselves as owners, not exchangers. This may differ from those that convert their week to points.

Sorry about the formatting. The GM at MPB is a very honest and trustworthy person IMO. If she says this is the way it will be I believe her.
 
It would seem that someone who books points in to Ocean Front would get that view, just as any owner of ocean front would get that view. This is because an owner had to give up that OF unit for it to go out for points. They are using actual OF inventory that was available.

The question comes up to other types of requests, ie not in Kingfish at Ocean Points. It also comes up in Newport. There is only one view there, but we all know that there are some units that have far better views than others.
 
Of course if you book a certain view you will get that view. Whether you are weeks or points. The question I thought you were asking was priority within a category. There are only so many units within a view category, and ANYONE who either reserves his own week or uses points to get it will get that view.
