Inexpensive annual use 2 bed 2 bath floating week in the High Season which are weeks 1-6, 18-22 and 35-50. This is worth 67,100 Star Options. There is no mortgage and owner is current on all maintenance fees. The first years use is 2015. All for only $300 plus closing costs

The annual fees are $1264.00 including taxes and the SVO Club Dues

We recently got two like this: one was free the other was $1,000. So the price is right. Worth a week in a studio at WKORV.

I don't get it. You are obviously an agent working for a seller, yet you do not specify the Maintenance Fees or the Closing Costs. Why?

When I see missing info, I sense trouble. Did you withhold this information deliberately? Are you fishing for responses so you can separate the truly interested from the everyday tire kickers?

I guess I do not understand why you would withhold such vital information if you, indeed, want to sell this listing.

I am also uncertain about the 67,100 Staroptions that you mention as being included in the sale. Are you certain that these options can be combined with a current Starwood Owner's portfolio of Staroptions, such that if he/she already owned 67,100 Staroptions, and bought this time share from you, then they would have a combined 134,200 Staroptions to use in a use year.

Or, would they have 2- 67,100 Staroptions to use in a use year? Meaning that they would have to vacation 2 times for 2 separate weeks in a single use year? Or would they have to deposit those weeks, as appropriate for 2 separate weeks of Starwood ownership, one at Bella and one at someplace else?

The devil is always in the details. I hope other Tuggers will comment on their experiences with this type of transfer of Staroptions with the re-sale of a villa at Bella in the Sheraton's Vistana Villages.

Clarification of details, me thinks, will facilitate the sale of this listing. Of course, this is just my 2 cents!

If I were the OP, I certainly would not respond to questions that were posted in such an aggressive manner.

May I suggest that you read the whole thread before jumping on your soap box? The info. you requested about fees is in post #4.

The deed has 67,100 Staroptions per year - period.

It is common knowledge, that Staroptions can be combined if one owns more than one resort with Staroptions. That fact that you don't know it, is no reflection on the OP.

I don't even understand the rest of your question, so I won't attempt to answer it.

I am a very reputable real estate agent and have worked with the Kozlowski Timeshare Team for over 7 years. I do not sell a lot of timeshares anymore as I moved in a different direction with my career. I will, however, still sell, buy or rent out timeshares for my past clients if they ask for my assistance.
