Re-balancing my portfolio :)

Free to a good home. This is the second unit I owned at that location and I hate to see it go.

Unit details
Contract Type: Undivided Interest - Even Year (UDI) at FairField Glade.
Points: 154,000
Total HOA Fee for 1,000 Points: $4.72
Maintenance Fees: (77,000 / 1000) * $3.58 = $275.66
Reserve Fund: (77,000 / 1000) * $1.07 = $82.39
Property Tax: (77,000 / 1000) * $0.07 = $5.39
Total HOA Fee: (77,000 / 1000) * $4.72 = $363.44

Program Rate for 1,000 Points: $0.55
Program Fee: (77,000 / 1000) * $0.55 = $42.35
CLUB WYNDHAM Plus Assessment
Annual Fee: $363.44 + $42.35 = $405.79
* Monthly Fee: $405.79 / 12 = $33.82

Closing
Free closing if you let me do the deed work. I closed this unit myself before. Will do it for the buyer. Otherwise, buyer pays closing of his/her choice. Wyndham Transfer fee of $299 would be paid by the buyer.

Due with Cnntract
$100 would be due at time of signing the contract in good faith that can be applied towards the $299 Wyndham transfer fee. I am requesting this payment to make sure the buyer is serious and will not "walk away" after closing takes place.

Question regarding wyndham every other year ownerships.

How are the points assign? It's 154k on use years only or they give you 77k annual or it's up to owner to set it up one way or the other? When do the points start (year)for the new owner?
If it's even I assume it's this year or it's 2016 ?

Hi, it's exactly how it was listed... the mf and program fee are calculated based on the effective annual points, but the points are awarded in alternate years. So the MF and CWP fee are based on 77K points, but you would receive 154K points in 2016.

The OP can answer to the status of 2014 points.

That is correct.

2014 points are all used up. You will have access to 2016 points. They can be accessed ahead of time via Credit Pooling or Booking/Cancelling a reservation to drop them in current year as cancelled points as soon as Jan 1 2015.

To clarify, I expect to pay maintenance fee till Dec 31 2014 as the potential buyer cannot access 2014 points.

I see the description says UDI. What is the difference between this and a regular deed, if anything?

Thank you for responding. I sent a PM back.

UDI basically means that you have an ownership at the resort. i.e. Wyndham FairField Glade is your "home resort".

On the opposite side, a subset of resorts (~55) in the Wyndham network lose the ability of having a location based deed and get converted into a single pooled "trust" called Club Wyndham Access.

Answering a question sent by a Tugger for everyone's benefit.

As 2014 points are not available and the next use year is 2015-16, I do not expect a buyer to pay any 2014 fees.

In other words, I will pay maintenance fee till Dec 2014 or transfer date whichever is later.
