[ 2014 ] Help -- MFs for 210,000 EOY Bali Hai?

I just won an auction for a 210,000 EOY contract at Wyndham Bali Hai. The listing says that the annual MFs are $468.72.

Can someone who owns this property please let me know whether this amount includes the Club Wyndham membership fee?

I'm already an owner at Panama City Beach and I just want to calculate the additional amount that would be added to my monthly MFs (since I'm already paying the Club Wyndham membership fee). I can't tell if the $468 listed includes the annual membership fee.

There is a post by jebloomquist that might throw you off. I wouldn't use his aggregated numbers as a benchmark since he has many different kinds of contracts (converted fixed weeks, regular UDI, etc.) which throws off the numbers.

The numbers you quoted $468/210k points is extremely low, even if it does not include the CWP fee. Are you sure you got an annual or EOY contract?

I would have expected mid-to-high 3s to very low 4s for BH.

Would love for a Bali Hai 210,000 owner to confirm the MFs (w/o program fee) for 2014. I can't tell if this is a converted unit yet and I remember the Estoppels don't tell you this anyway (or give a breakdown of the MFs).

Yeah, so add the $118-137 annual minimum (which would take you to $438-458 using 2013 numbers) and then a fudge factor for year-over-year inflation, and you are probably in the right ballpark for your contract.

I don't know who your reseller is, but last year when I got my Nat'l harbor, I asked for, and received, a screenshot of the current owner's Club Wyndham Assessment page showing it was up to date and what the fee breakdown was (very similar to what you just posted). This will help lay it all out so there can be no confusion.

This is a great idea. I just sent the seller (Sean Singletary) an email asking for the same thing. Hopefully he will go through the trouble of sending it.

BTW, jebloomquist was nice enough to PM me to help me figure out the MF. Hopefully I'll get more clarification this way.

As you have seen, $3.16 is the MF rate exclusive of the .55 program fee for UDIs at Bali Hai. I am sure that your 210K is a UDI deed. Converted weeks would be multiples of point values required to stay there a week. The possibilities are 203, 231, 266, 308, 325, 350, 375, 450, and 500. Any other point values (that are not multiples of these) are not converted weeks.

I have a converted fixed week at a MF rate of $3.26 (exclusive of program fee).

BTW, Sean also responded by emailing me the 2014 assessment for the seller and it matched up with what people posted here so everything looks good. He was really responsive this morning.

Thanks Ron. I originally thought the 210 EOY I bought was a UDI, but I got confused when I read the 2014 "Post Your MF" thread when I saw the converted weeks.

It was really helpful 2 years ago when researching Wyndham to use the MF Excel spreadsheet. Too bad that's not available for the updates fees.

But thanks to everyone who responded.

Based upon my experience at Bali Hai Villas and Panama City Beach, the following is what I compute as the maintenance fees that you will experience once Wyndham finishes the transfer of your Bali Hai Villas contract, plus your existing Panama City Beach contract. These are for 2014.

Panama City Beach 168k biennial UDI
$307.44 HOA Fee

Bali Hai Villas 210k biennial UDI
$320.25 HOA Fee

$118.00 Program Fee

$745.69 Total UDIs plus Program Fees

Note: On average I roughly experienced an increase in fees 2013 to 2014 of 3.32% with Bali Hai Villas UDIs and 4.70% with Panama City Beach UDIs. These increases were some of the lowest that I received in any of my Wyndham contracts.

You are currently at 189k annualized points, so probably with any additional contract, you will be above the $118 minimum program fee and the $.57 per 1000 points will apply.

Thanks Jim. Funny you should mention this. I was just calculating my "cap" so to speak before I start paying additional Wyndham's program fees. I think I'm good for now, having just bought an SDO property to trade in II. :)

For 7 nights in a one bedroom unit on one of the lower floors it is 203,000. A two bedroom deluxe unit on one of the upper floors would be 195,000 for 5 nights check in Sunday check out Friday. Friday and Saturday nights take more points.
