Newbie: help, trying to sell timeshare week

First Post.............so be kind:confused:

We have [timeshares] at Falls Village, Branson [specifics deleted]. We purchased this prior to the points system at FV, in 1997, for $6500.

We are new TUG members. I have read just about everything on the various TUG sites. Very thorough and informative. I understand we should stay away from resale companies that have an up front fees, etc.

I solicit your thoughts re, should we rent and/or sell, or just attempt to sell? Time is very short for this year, but we have planned to use this year, unless a miracle occurs.
How do we arrive at a bonified asking price? What price do you recommend?
Please recommend trustworthy resale companies that I can contact that will also handle the title, closing and related services, which the buyer will pay. FYI,
I have spoken with Pinnacle Vacations, (per FV recommendation) TimeshareLuxury, SellMyTimeshareNOW and a few others.

Of course, we gladly accept ANY advice or suggestions. This is an awesome site. We look forward to using this wonderful tool.

Hi and welcome to TUG!

I hate to tell you this, but this timeshare is selling for less than $20 on ebay -

Frankly, you will be lucky to give it away.

Please consider giving your timeshare away to a private individual who would like to own it, before you spend a cent with an upfront fee company. - All they want is your money.

Why?
-You can give it away yourself for nearly no cost.
-You can control the transfer process to make sure it is truly transferred out of your name.
-You won't have to deal with companies that may or may not be Legit.
-You can transfer it to a private individual who will be happy to have it for their own use.
-You will have the satisfaction of knowing that you ended your ownership legally and ethically.

There are two places on TUG where you can give away your TS's for free (no charge for the Ads.) There are other cheap and free sites on the internet, as well.

TUG Marketplace - the only cost is your TUG membership - $15 (List it for $1 and it will automatically go in the Bargain Basement Ads.)

Bargain Deals - Totally FREE! - just write a simple post with all the pertinent info. In your post, include the following info.:
-resort name
-unit size
-season owned
-maintenance fee
-current reservations​

To make it more attractive I would:

1) Pay 2011/12 maintenance fees and don't ask for reimbursement.

2) Pay for the title transfer (you can get a simple title transfer with no escrow or title search for about $100.) Many people have used Tugger TTT (Alan) at Time Travel Traders for this service in the past, but he is retired and is referring most business to Lisa Short for this service - 1.706.969.8906 readylegal@gmail.com Lisa has been receiving good reviews on TUG.

3) Reserve a popular holiday week in 2011/12 for the new owner​

Hi Keith

What other comments or suggestions were you looking for? Your unit is worth right at (0,) Zero, so recommending a broker is just going to add to your cost of disposal. The best that you can hope for is to get someone to take it off your hands and avoid the ongoing annual fees.

Your resort is a Blue Green resort (right?)

Pinnacle is the only brokerage "authorized" for Blue Green sales. Not that you cant sell it yourself or place it with any brokerage, but Pinnacle, because they are authorized by Blue Green, can pass on some of the owner benefits that are normally lost on a resale....There thats all I know about Blue Green and Pinnacle, except that......

Pinnacle is located in Ft Myers (my home) and I have been putting off a visit to their offices for some time. They have a week in their inventory that I want. Its been fore sale forever. Although their price is fair I want to beat them down to almost nothing. If you send me a PM with the details of your ownership I will take it to them and see whats up with what you own, and I will try to negotiate my own deal. a toofer

By the way Pinnacle is a Florida licensed real estate broker...I am also a licensed Florida real estate agent
