Up for your consideration is 126,000 Club Wyndham Points. The home resort is Wyndham Pagosa in Colorado, this is a 2 bedroom unit week 43 converted to 126,000 points. Points are yearly and deposited on January 1st or you can reserve week 43 (late October week) 13 months in advance.

Contract Type: Fixed Week - Doubleshare (F/W)
Points: 126,000

Total HOA Fee Maintenance Fees: $710.02
Reserve Fund: $117.41
Property Tax: $14.55
Total HOA Fee: $841.98
Program Fee - (Your Program Fees May Vary mine is $0.57)
Program Rate for 1,000 Points: $0.57
Program Fee: (126,000 / 1000) * $0.57 = $71.82
CLUB WYNDHAM Plus Assessment
Annual Fee: $841.98 + $71.82 = $913.80
* Monthly Fee: $913.80 / 12 = $76.15

We have never been to Pagosa but here it a great resort. We just need to thin out the herd a little bit, bought some more DVC so don’t need as many points.
Being a fixed week, the 2015 maintenance fee are paid in full and the points are used for 2015. We are currently paying on the 2016 maintenance fee, Wyndham collects them a year in advance with the rest of our monthly dues, so by the time this unit transfers about ½ or more of the 2016 fee will be collected, after the transfer is complete the new owner will take over monthly fees.

We are asking that the new owner pay the titling fee and Wyndham Transfer Fee and that’s all. I do suggest LT Transfer, they are inexpensive and efficient. I have transferred titles with them in the past and many TUG users recommend them.

These points are still available. I banked these points in RCI and used them to trade into DVC at Saratoga Springs this week. They can be used at any Wyndham resort or traded through RCI for many others.

Most likely would take it back ... their "take back" programs are raising the resale points costs to buy (eliminating the FREEBY level of getting into their Wyndham resorts).

I think I will go post some ads in the Marketplace and reduce my "less interesting places I would want to stay" point collection.;)

I will give them a call when we get back home next week. I didn't even think of calling to see if they did. I am wondering if it is a all of your contracts or nothing, or it only applies to retail purchases? I will keep everyone posted.

I've read a few posts here on tug that indicate you can give back select contracts rather than all, and resales as well (although it seems resales don't get the three years of points usage).

You definitely can choose which ones you give back. You don't receive any future points but I was able to keep the 2015 credits and housekeeping tokens plus all my points banked in rci. And I bet you would be in line for at least a refund of the fees you paid toward your 2016 usage of not some of your 2015 fees.

Retail: They take the contract, you pay nothing, and give you use for the next 3 years.
Resale: They take the contract, you pay nothing and get nothing.
