Time to give [it back to Westgate]

I have been a member of TUG for several years. I listened to the valuable advices of TUG users and admin to get rid of my Westgate Resort Town Center in Orlando. I am in the last stage of it now. The resort is asking me to sign of the deed and waived the legal fees. I have to admit, it is hard for me to do so now.
It is a three bed room lock-of unit week 47 every year. I have paid approximately 23 K of 31 K and have not paid the maint fee of two years. I have not used my weeks in the last three years, not sure if still useable. I need some motivation to let my 20 K go to wind. Should I try to advertise it just in case a buyer will come forward for any thing, considering the better housing market now?:cheer:

Unfortunately, Westgate timeshares will be the last to bounce back if at all. Also, with Westgate starting to use ROFR (on titles whether it's true or not) will diminish any knowledgeable buyers as well.

Westgate timeshares are difficult to give away that are completely paid for. I doubt you would have any luck even if Westgate didn't evoke ROFR since you still owe on this one.

Sorry, let it go and move. There are many good timeshares on here that you can pick up for next to nothing if you really want one.

1) You would be LUCKY to give it away for $0 - this is an undesirable resale because of the way Westgate penalizes resale owners.

2) Before you could sell it, you would also have to pay it off, and pay the delinquent maintenance fees, so you would sell it for a loss of over $10,000.

3) It sounds like you are in foreclosure - or close - I don't know that selling it is even an option.

Get rid of it, and be happy to be done with it.

Yes, to all of the above. OP: be not just happy but outright ecstatic when you can finally and permanently just part company with these parasites.

Think of it this way; you could not give this away for free if it was paid off (...which it isn't). Rather than focus on what you've paid, realize that you are saving the remaining $8,000 still due (plus those several past years of unpaid maintenance fees), all of which would simply have been completely wasted money if actually paid.
The money you've paid to date is gone and you're not getting any of it back; an expensive lesson learned. Cut your losses now and run, difficult though it may be.

A three bedroom unit that typically falls on Thanksgiving week isn't a bad week to own. Too bad you didn't use it and get some good out if it. I own a one bedroom week 46 at the Villas and have gotten lots of good trades with it since we bought it resale in 1996. In your case, however, keeping and using it doesn't appear to be an option, so you may as well get rid of it and chalk it up as an expensive lesson.

Even if you wanted to keep it (and I don't see why you would as you aren't using the one you have now) you would be far better off deeding this back to Westgate and then buying a comparable resale week at another Orlando-area resort. Your total cost would be far less than paying off the rest of this loan.

In particular:

Here's your motivation: that 20K is gone. You aren't getting it back. Forget it, it is in the past; just move forward from here.

OP, the money is gone. Be done with Wastegate once and for all. In fact, if you are able to deed it back to them without paying is off, you are that much money ahead. It would be worth exactly as much paid off as it is today. Zero.

just think... you have the equivalent to a college degree in timeshare at a bit less the cost than a real 4 yr deal..

now that you have learned your lesson.. tell your friends your sad story so they will not make the same mistakes. Then if they do, and come to you for advice you can laugh at them for no reason... :hysterical:

getting away for wastegate is the best thing you can do for you and your family going forward.
