Need advice on how to rent timeshare

I am a newbie so I was wondering if it is:

a) better to reserve and rent a specific week; or
b) offer the renter the freedom to choose his or her week

If people believe the latter, then how do you decide price? Use an average?

Hi and welcome to TUG!

There is far more demand for holiday weeks, so I always reserve a popular holiday week. Depending on the area, that might be ski season, New Years week, Easter week, or 4th of July week. In my Ad, I make a note that other dates are also available. I think it's better to reserve a holiday week from the start, because if you wait to find a renter, the best weeks may all be gone.

Then I go on several rental websites and look at the asking prices for the Comps. The market is flooded with rentals right now, so if you price higher than the lower prices from the competition, it isn't going to rent.

Then I list is on several cheap and free websites - you want a lot of traffic.
