I received this unit free from another TUG member several years ago, so I want to give it away for free as well. We just don’t have enough vacation time to use our TS because we keep getting more bonus weeks at the exchange companies.

Tree Tops is a Gold Crown Resort located outside Smoky Mountain National Park and Downtown Gatlinburg, TN. This is a prime summer fixed week and unit (annual). Unit 515T is located in a building with elevators and this unit has a balcony that overlooks Roaring Fork Creek. Tree Tops Resort Gatlinburg is a highly rated resort by owners and vacationers, both in TS reviews as well as Trip Advisor.

This one bedroom unit includes a fireplace, queen size sleeper sofa, whirlpool tub in master bath, hairdryers, color televisions with cable service, DVD/VCR players, iron and ironing board, central heat and air, wireless internet service, telephone service with direct numbers, and private balconies. A completely furnished kitchen with stove, microwave, dishwasher, refrigerator, garbage disposal, all utensils and small appliances.

The resort has 3 outdoor pools, 2 kiddie pools, 1 indoor pool and dry sauna, 5 hot tubs, BBQ gas grills, indoor racquetball court, putting green, shuffleboard court, fitness center, playground, and basketball goal. Weekly activities are also provided to make your vacation time here more fun.

Peak summer week gets great trades both in RCI and II. Tree Tops works with RCI and II, as well as Platnum Interchange, Trading Places. I have gotten 3-for-1 from Platinum Interchange over the past few years during their promotion. We have exchanged into the Big Island in Hawaii, Scottsdale, AZ, Orlando, FL, NH, VT, etc.

Annual maintenance fee is $505 US (very reasonable) for 2015. No special assessment that I know of. This is a high summer week season, deeded week #30 (last week of July).

If you take it and want to use the 2015 week, you can pay me back the MF when we do the transfer, because I have paid it already but I haven’t deposited the week in any exchange companies yet. I intend to deposit it by mid-February to qualify for yet more bonus weeks. Or you can use it in 2016.

It’s yours for FREE, just pay Legal Timeshare Transfer around $200. The resort has a transfer fee too, I think it’s ~$75 to100 but I can confirm if you need to know the exact amount.

This resort has been very good through the years about keeping the maintenance fee increases reasonable. It is well run. It was my second timeshare purchase and I have sold and bought a few units through the years. I currently own two weeks there. Mine have all been floating, but the fixed summer weeks are even more desirable. I never deposit mine with II, but they really like them.

Fixed week owners often use their weeks and come back year after year. My neighbor owns a fixed July week. I have gone up when they were there and enjoyed the potluck dinner a couple of times.

If I had more vacation time, I might be interested in this offer. I'm in the process of downsizing my holdings because I have trouble using them all, but this would make a great week for someone. My only hesitation would be that you pay the same maintenance fee for a one bedroom as a two bedroom, but get less trading value.
