maybe it is me, but it seems with the economy being so bad people who are trying to rent their t/s are asking allot I would hope that a person would be happy to get back their maint. fee and (maybe ) a little extra, most of these units are going for $thousands per wk. I know you may say where can a person go near a beach for that money I'm saying getting maint. fee off your hands for that yr. would be most important to me are. Are these prices asked negotiable or how is it worked

It's a major serious buyer's market in timeshares today, & that goes just as much for the asking rates on timeshare rentals.

You may not be aware that some of these ocean front timeshares have maintenance fees of $2,500 - $3,000 PER WEEK (like the Starwood timeshares in Hawaii) and the developer rents them for $5,000 a week. So the rent is not as high as it seems, when you know what the maintenance fee is.

I rent my Maui timeshare for $3,500 a week - and it's already rented for 2011. Not everyone wants to pay that much for a week's vacatiion (I wouldn't!) But there is a niche for upper end rentals that is still active and healthy.

*Also, don't forget that the upfront cost for an ocean front resort is usually very high as well, even resale.

I don't know if you're allowed to divulge such details on these boards but what makes this t/s so attractive that people are willing to shell out nearly $500 per day for it? Also, why are the MFs so high? Fewer units to absorb the operating budget? The cost of services in Maui very high? High local/state taxes, etc.?

The Marriotts and Westins are the highest rated TS's in Hawaii, CLICK HERE

The Westin is the newest TS on Maui (although the Marriott has some phases that are newer - but not the whole resort.) At the Westin, phase one was completed in 2003 and phase II completed in 2007.

Maui has more demand than the other islands for rentals.

I think you pay for the "Westin" brand name as well.

Also, why are the MFs so high?

Mostly because the developer/management company (Starwood) controls the BOD. :mad:

The cost of living is also very high in Hawaii, and local taxes are terrible - Maui county has developed a "special" property tax just for timeshares that is much higher than their regular rate. :mad:

Since the resort opened in 2003, my maintenance fees have DOUBLED! :mad:

This year I also paid about $300 to cover the MF of other owners who defaulted. :mad:

So, no, I will not be discounting the rent any time soon...

Yep, I just got payment for summer '11 NCV this week and it is about 2x MF's+re taxes. The renter was a past customer and I give them a 10% discount. No negotiation on price (I never negotiate price).

It is a buyer's market but a well located and reserved timeshare can and does go for good money and returns a decent amount against costs of ownership.

Not all people can shell out this kind of money, therefore, there are campgrounds everywhere, even in hawaii.

What Denise did not tell you also is the amount of money many of us have paid (one time) to purchase that Ocean view deeded week in Hawaii.

Why would somebody shell out $60K for a car (Audi, BMW) when a Kia can be had for $18K? Why does a CEO gets paid $8 Million in salary and bonuses when another person putting the same hours and having the same education/experience gets $150K?

Check out rental prices at: www.atlantisfamilyfun.com (it is not my company) and let me tell you, these units do get rented! Wall street is well and alive.

Far from happy I'd be really depressed if our units went for only the MFs. I hope I never see that day, ouch. I'd like think I'd still have a job that I can take leave without pay from and use them myself instead.
