With regards to the deeded week, does it make a difference if you buy a Gardenview unit as opposed to a Oceanside unit when you deposit for exchange with II? I know it does make a difference in regards to room assignment when I am reserving a week in my season for occupancy. Finally, if there is a difference, how much more is an Oceanside unit worth than a Gardenview unit?

I need to know because the paperwork came in for my purchase and it is for a Gardenview unit an not an Oceanside unit as I had thought.

Charles

PS I looked at the unit number on the paperwork and, although it is described as Gardenview, it is in the Bayberry building which is technically Oceanside.

Barony Garden vs Oceanside

Please refer to the attached resort map and note that the Garden units are located behind the Westin Hotel;whereas the Oceanside units are right on the beachfront, (About half of the Oceanside villas are located in the same building as the Oceanfront units.) The Garden villas are slightly larger(50-100ft^2) and include a large jacuzzi tub in each of the 2 bedrooms. Many folks refer the quiet resort feel of the garden units;whereas those with kids and that want to be close to the beach prefer the Oceanside. In terms of value the Oceanside units are worth about 10-20% more (in my opinon) or $2500-$5000K for platinum season.

In terms of Interval International for exchanging Garden and Oceanside are the same resort code and trade equally well.

Are you exchanging in or buying? If you are buying the whole issue of what the deed reads versus what "view" you own was previously discussed. They may be different and it can be confusing. You may want to search the previous threads for this info.

I can't wait to see it this summer!

Charles

Charles, If you have a garden view at the Barony, that is the unit you will be in. Same if it is oceanside. I would have the deed cleared up as to what you purchased as to what you own. If is is not the same you can cxl the sale. As to trading into the Barony in the summer, it is very hard. You may have a good shot with the 13 month trade. Good luck and enjoy.

For trading with II it's more important what season and week you deposit with them. View doesn't matter.
