Deeding of properties differently, i.e., initials and no initials, cause and effect

I need all deeded purchases to show in my account for reservation purposes and for paying maintenance fees. We bought a new week and received a letter from Starwood, contract #429???, a lockoff. I missed out on a reservation because the week is not in my account.

There is also a week in my husband's account and not in mine. Why are weeks not going into my account? How can I pay fees and book online, if the weeks are in limbo somewhere? Cindy _____

It is my pleasure to assist with your inquiry regarding your multiple weeks with Starwood Vacation Ownership (SVO).

Upon review of your account, I see that two of your weeks of ownership--contracts 416??? and 429???--are titled differently from your other weeks. Most of your properties are titled Cynthia L. _______, but the two accounts mentioned above are titled Cynthia _____. Because the named title does not match, these will not connect to your other weeks of ownership.

If you want to change the titles, you may contact our Title department by phone for further assistance regarding this matter. The Title department will be able to provide you with the appropriate steps that must be taken to initiate the title change. Title can be reached at 1-800-729-8246 Extension 62291, Monday through Friday, 8 a.m. to 5 p.m., Eastern time.

My issue is that this has happened in the past, and Starwood has been picky about deeding, but not to this extent. I have always sent an email, and they have been obliging in making sure Rick and I could access our accounts to pay fees and keep track of our ownerships. Now we seem to be at an impasse because I am not paying to have my weeks deeded all the same, just so I can see my weeks online. Our kids are on the deeds as well, which has caused issues in the past.

Maybe I have to create another account to see my other weeks that are missing initials. I am frustrated. Do they want the fees for these weeks? Maybe Starwood should explain to the HOA why they are making it tough to pay fees!!!!:mad:

Cindy, I had the same issue with multiple Marriott accounts. Originally, it seemed like it would be an easy fix (the names were the same, but in different order), but it was not. Eventually, when all weeks were put into one account with my name as the primary owner (at no cost), it was linked to my husband's Marriott Rewards account! It's nice that Marriott gives you credit for timeshare stays (unlike Starwood). Go figure.

I hope Starwood can fix it because I recently bought a few others (cannot resist the weeks on eBay), and I know for a fact I told them not to put initials on the deeds. :rolleyes:So initials are acceptable and will show in my account, but without initials will require a second account, perhaps? I couldn't remember which was the case.

Our Marriott weeks are (so far) not a problem.

When we bought a second Starwood week a few years ago, I remember talking to the people at Starwood and having them tell me that we must make sure the properties were deeded exactly the same in order to make sure they would be in the same account. I gave the closing company the exact language on our prior deed, so they could match it. Both our deeds were at WKV and titled in Arizona, so everything worked out fine. But sometimes different states have different laws for titles, so I'm not sure how they would deal with that if you were combining properties from different states in one account.

If you want all your properties to show up in one account, they have to have the exact same names, in the same order, on the deeds. That's just the way it works. I have learned over the years that it is more productive to conform to the rules than to continuously have to ask them for special treatment!

You may need to do quit claim deeds on some of the properties to get the names changed.

I had to do a deed correction on one of my weeks to get it into my Starwood account. The names had to match exactly. It was easy enough to do, but it would have been a lot more efficient to have titled it that way originally. They are sticklers on the titling. It probably saves headaches down the line.

Go figure...

Easier said than done, Greg. I have too many weeks to do that. If they want their maintenance fees, they need to make sure I can log into somewhere, even if there are MULTIPLE issues with names, so I can pay my fees.

A few in S and VA, a single resort in NC, MD, PA, and UT, plus Jamaica and the Bahamas
They should be able to set up another online access account for each if they can't put them all together. You may have to use a different email account for each one. Going forward you may want to check how it is deeded on most and put any new ones in the same format as those ones.

This is another reason for using a good agent when you purchase resale. The agent should know about the deed problem. When Syed did our purchase, he looked up out other deed, and made sure the new one was exactly the same.

It's an odd problem, and I believe it's a stubbornness on Starwood's part. We even had two of our weeks with our son-in-law and daughter-in-law listed, and I told Starwood I shouldn't have done that. Starwood added the weeks to our account anyway and didn't say another thing about it.

Half of the weeks have initials and half do not. It's more than Starwood can deal with, I am thinking. I am also thinking they are not happy with how I get these weeks: free on eBay and this year's use included. Some weeks are literally rescued from Viking Ship LLC's. One week I paid 1/2 of this year's fees, and last year's fees were still due. The PCC paid the fees for 2013 and made up the other half of this year's fees for me to take the week. This is another reason I like Uri Fried's company for that reason. I took four of their free weeks and offered 1/2 MF's. It's good for Starwood owners to have a person who owns weeks and is willing to pay fees.
