Yes, it is a floating week for all weeks except 51 and 52 (Christmas and New Years.) It does not include the all inclusive option. I understand you can purchase the all inclusive prior to arrival at a discount. I'm not sure what they are currently charging for the all inclusive option.

I can help on the AI question - it is optional and owners get a discount over public. I think $80/person/day is the rate for owners but there was a special on book 5 days get 2 free so we managed to get 60 p p d which for us was good value (this special has been going on for a long time).

Note that the AI band is also good at the 2 sister resorts on Medano Beach, but not at Pacifica.

I believe AI has to be 3 day minimum (consecutive) so you could split your stay between AI/non-AI.

Not that I'm buying, but since it's a RTU, and not deeded, why is there even a 'closing cost', shouldn't it just be the resort changing the names? What's to close and why is a courier needed?

Thanks for the information on the AI. We have never used that option before although many folks seem to really like it!

Jim, I totally understand where you are coming from -- the costs detailed to us by Janet were pretty simple and straight forward. Perhaps I used the wrong wording?? Janet indicated they have done several transfers for PBSB owners. The courier charge is for sending the documents down to Mexico - an important step in making sure the proper documents get to the resort and are not "lost in the mail".

Please let us know if there are any additional questions - we appreciate everyone's input.

Jim has a good point--and one that came to mind for me as soon as I saw your first post. You really don't need a closing agent for RTU--you simply follow the transfer guidelines for your resort, which will include a small bit of paperwork and the transfer fee.

You may want to double-check directly with your resort and likely end up saving some additional cost. You don't need to worry about 'sending the documents down to MX' because you can deal directly with the resort.
