Got lured into buying Wyndham timeshare - help!!!

We were vacationing in Panama city beach and got into a presentation and ended up buying it. The night after buying it I found this forum and I am going to cancel my contract. I have a few questions which I would appreciate if some experts could answer
1. Its been 1 day since we bought it. It says in the contract that we have 10 days to cancel but we were marketed this offer in texas which has a 6 day. The accounting guy said the 10 day will be applicable in case we decide to cancel. Is this true?
2. We will be sending the certified mail on Monday day 3. The guy had also said we could fax it but there is no number provided, where can we get this number?
3. We are still here at Panama city beach do u think it would be better for us to directly go there and cancel it?
FYI, we paid $26789 in total for 200000 club access wyndham points and he had also said we get unlimited last call resorts for $199- $249 each booking. This last call clause in not mentioned anywhere in the contract?
We also got a one time 200k bonus points.
4. We paid 26200 + 399 processing fee and $30 closing fee. When we cancel will we get the processing and closing fee as well?
5. What if wyndham says they never got the cancel letter?
6. I am so apprehensive, is there anything else in this cancel process I should worry about?

Please help and provide any information you know?

Google US POST OFFICE. Usually, they have a copy machine in it and they sell envelops and stamps.

TWO COPIES plus the original. Can be hand written. Send it regular mail and certified mail (plus keep a copy for yourself).

Under $8.00 in costs and YOU get to keep your $27,000.00+. Do IT TODAY - before you get hit by a bus. You do not have to mention, call or email the sales weasels ... that is why you are sending it certified mail, return receipt & regular mail. That is all the is LEGALLY REQUIRED IN THE USA - as proof of service.

Wyndham is very experienced in receiving cancellation notices -- it is simply a business to those staff people. NOW, the sales staff at the resorts --- just do NOT ANSWER any calls to the room or unknown calls on your cell phone for the next 10+ days. And if you forget, hang up on them --- no requirement for you to listen, talk or verbally confirm that you got your senses back to keep your hard earned $$$$. Sales will say ANYTHING to get YOUR MONEY -- that is how they get paid.

DO IT TODAY - okay, MONDAY at 8:30AM when the local POST OFFICE opens. Gives you time to find the RESCIND NOTICE in the paperwork (usually near your signatures), write your letter, google USPS location, and put it into TOM-TOM .... getting ready for Monday morning. And then find a breakfast spot and eat out --- you have saved a bunch of DOLLARS.

As for the Wyndham timeshare product, most of us like it -- you will, too -- esp after you saved yourself $27,000+ -- BUY RESALE!

Congratulations, you just saved $27,000!

Under Florida law (you bought in FLORIDA, not Texas), you have 10 calendar days from purchase to cancel. The legal term is rescind.

To be completely in the clear, I would spend the few bucks it will cost to send the rescission letter Certified/Return Receipt Requested.

Fax would probably be fine, going back to the sales office and canceling would also work (although they will try to high-pressure you into keeping the purchase). Just send the letter and be done with it.

Florida law requires that any deposits you paid be refunded, and there will be no other charges or obligations of any kind.

With regard to Wyndham generally, their sales organization is among the sleaziest in a sleazy industry.

Their administrative staff are not. They are not going to pull any stunts on you -- so don't worry about "The dog ate your rescission letter" silliness. Won't happen.

Just do your part and send the letter.

Welcome to TUG. Now relax and follow the instructions that are provided by Wyndham in the contract you signed.

It doesn't matter where the TS you purchased is located, you were in Fla when you signed the papers so Fla law should apply but why take a chance, do it Monday and you will be fine.

If your papers provide a provision to rescind by fax the number will be there. Just follow those instructions.

Do not go back to the sales dept to do this, they will just convince you that you are not doing the right thing.

You will get back everything you paid if you follow the instructions and rescind correctly.

I'm not sure if it's certified or registered that you need to use but you do need to make sure you get delivery confirmation. It will show you that is was delivered and when.

Keep your receipt from the post office that shows you sent a letter to the proper address, that's the important part to this puzzle. Keeping a copy of the delivery confirmation when they deliver it won't hurt.

If there is a problem, never send the original pieces of proof you have, always make copies and send them.

By the way, after you rescind, if you buy any other TS- RESALE, WE HOPE, if it exchanges through RCI, those Last Calls are part of the deal. No extra cost, no smoke & mirrors.

Welcome to TUG, we are happy you found us, and your new friends here will be happy to help you buy waaay more TS for Waay less money. Like probably 10% of what you were going to spend for around double the points.

Don't overthink it, the rescission instructions state US Mail PERIOD.

The resort has a business center where you can type and make multiple copies.

Send another Certified Return Receipt Requested for your own peace of mind.

It may be too late today to find a USPS open on Saturday, The UPS store or Fed EX Office (formerly Mail Box etc and Kinkos) offer mailing services and should be able to provide you with the necessary USPO documents for your certified letter

This post warms my heart. I'm always glad when new victims buyers find TUG in time.

FYI, I bought 325,000 points in Vegas, resale (off eBay), and my total cost was less than $1,000. You too can do this. Think of all the fun you can have spending the $27,000 you saved on the same vacations you'll be able to take.

Thanks for all the responses! I mailed the certified letter with return receipt today to the PO Box address in my contract. Tomorrow I plan on sending the certified mail to the other address in my contract as well as sending regular mails to both addresses.

If you end up buying resale, don't forget to also research the resale agents/entities as well. There are quite a few that are good, and many that aren't. Ebay reviews can be helpful but often are not. Be sure to check the buying/selling forum for recent posts.

I got 189000 points for under $200 on Ebay. Free closing. Free transfer. I buy Last Calls off RCI all the time for $199. I even have found a few for $149! I credit TUG with saving us a small fortune. I bought where I would use it the most. Rescind and buy Resale. The savings are amazing!

i got scammed too in LV

I just got back from my trip in LV and today is the 5th day after we signed our contract. Thanks to this board, I just returned from the post office after sending in the rescission letter certified mail return receipt. Now I just have to cross my fingers and hope everything else works out and I can get out of this terrible deal.

I had a bad feeling the whole time i was there. My wife was initially interested and after we showed some interest they came at us like sharks. After some private discussion with my wife while there, we decided to say no. We told them no multiple times but they started questioning us, asking us WHY, WHY NOT, WHAT REASONS..etc etc. They sent in multiple sales people at us, playing good cop bad cop. We had been there for over 5 hours and was tired. We just wanted to leave but they kept talking to us, kept trying to sell us. We told them we wanted to leave and to think about it but they said if we left that was it. We couldnt get this "great deal" anymore. I told them that was fine but still they came at us. Finally we caved and signed. I dont even want to go into the details of my timeshare as I am trying not to think about it. The next few days were very stressful as i kept thinking i had made a terrible mistake. Thanks to this board for confirming my fears.

You are good ... just check your caller id and make sure it is people who YOU know calling for the next 10 days or so.

Now, take a deep breath and start reading here. If you like the vacation idea and the Wyndham resorts, you can get 300K points (no VIP or bonus points though) for maybe $500 or less. Yes, you will have to pay regular like any other owner with Wyndham's MAINTENANCE FEES, but you SAVED thousands of dollars on buy resale. Won't your nice Wyndham vacations seem like bargains? And just SAY NO to those stupid gifts and offers of free money -- I think you learn your lesson, didn't you?

I'm glad you found TUG and are getting out of this mess. I often wonder why people just go ahead and sign.

Sometimes you have to treat these sales people like the child brats they are and ask them "what part of no don't you understand."

As you read here you will see that some people like to go to sales presentations for the gifts they offer.

Others of us feel our vaca time is too valuable to waste listening to the lies.

As Linda said, it's time to sit back and relax. Plenty of people here to teach you things the sales teams have no idea about.
