I have an opportunity to get a 154000 club access contract but I want at least 200000 annual points. I am guessing because the points are not tied to any property it does not matter if there are two contracts or should they somehow be combined. I know with Worldmark one would want to combine contracts because mf should be less.

Are smaller CWA contracts fairly common? It seems like I have seen some 77000 point contracts which would be perfect to add to a 154000 point contract. I know a disadvantage is paying transfer fees and closing fees twice. I do not need to do anything until late next spring but I could find uses for the points now.

So are there pitfalls to having two separate CWA contracts or would Wyndham look at the total points only?

Although Wyndham deeds and contracts dont combine line worldmark, in to one contract, the two will be in the same account and act as one. Your program fee will be calculated on the total number of points as wil your houskeeping and transaction credits. When you go to use the points (assuming both contracts are CWA contracts) you can use them together for ARP

The only pitfall will be the one you describe two $299 fees....(just like worldmark)

Gary, I guess you didn't go for the 203k that just completed for $1025 out-the-door, which is about right.

If you can find the right situation you might find the seller(s) willing to pay all closing and transfer fees. However that might require lucking out/winning twice.

Of course, if you set your max all-inclusive $/1000 points you are willing to pay, it won't matter who pays closing/transfer fees (though this may weed out some smaller contracts for you if seller won't pay these fees).

At the time I was leaning toward a Bay Club II

Looking back that would have been perfect. I need to be patient, and patience is not my strength! I am in no rush so hopefully something else similar will come along in the next several months.

It seems like CWA contracts are not that uncommon, certainly more plentiful than Bay Club II contracts. Dang, I wish I would have taken advantage of that 203000 point contract.

Newbie to Wyndham, we are waiting for final paperwork on 175k points. I am looking to add to that and found a few. My question is what is CWA?

CWA is Club Wyndham Access

Its Wyndhams newest way to package and sell points. The history here is that Fairfield Resorts (now Wyndham) developed and sold fixed and floating weeks resorts. Wyndham then moved to create a points system, selling new resorts as points and converting the old fixed weeks to points,. CWA was created several years ago, I think, to give Wyndham a way to hold and resell foreclosed deeds To make it attractive to buyers they also add some of the newer properties as well

CWA holds deeds to numerous resort properties and the club members, by virtue of their membership in the Club own a piece of each of the resorts. There are about 70 resorts in the Club and for the purpose of Advanced Reservation Priority, all the resorts are your home resort (ie you get ARP at each resort in the club, subject to the number of units owned by the club and availability. Mf is a weighted average of everything owned by the club so the effect of a big increase or special assessment at one resort or another is mitigated.

There are several pages in the owners directory that give some detail as to how CWA fits in with the rest of the Wyndham system and how ARP works and of course a list of the properties...

dumb question about Club Access contracts and resorts

I just put a bid on eBay for a Club Access and after doing the bid saw the two resorts that were important to have a better chance of booking were not listed as CWA resorts in the eBay ad. I am pretty sure, and sincerely hoping, the ad is not correct and as resorts are added to the Club Access inventory they are considered CWA resorts for ALL CWA contracts no matter how old they are. Please tell me it is so!

Go into the Wyndham website and go to the resort home page for the two you have in mind. There should be a bullet in the description that says "inventory in Club Wyndham Access" or something similar. The directory should also have an all-inclusive list of CWA resorts.

The list is always growing, so any new additions are treated as if they had been in CWA the entire time.

Some eBay sellers have old lists for CWA. It used to be about 40 resorts and now is over 55.

I thought that was the case. I have seen the newest CWA list of resorts, which is why I decided to go for a CWA instead of a Bay Club II. But just when I think I know how everything works I find out I don't so I became a little concerned.

Again, I thank you for your help, it is always appreciated.
