Anyone know why this particular resort goes for so much on eBay? Every SM listing seems to go for high dollar... Seen as little as 154K go for nearly $1000... Is it the ARP? The MF isn't anything special, $4.60, not expensive, but certainly not the cheapest...

Just curious if I am missing something :)

MF has been stable over a long period. That would be my guess.

It still may be possible to buy a 154000 point contract contract for a dollar, but not the ones with mf under about $5.50/1000..

I have noticed the same thing the frequency of E-Bay sales has declined since I first started keeping an eye on it. I think it is a great resort that offers both a rural and entertainment market. I own two timeshares at Governor's Crossing and do not regret it. I do not think it has much to do with MF one way or the other. It is just a great resort. P.S. This is not a sales pitch.

I think it's mostly the MFs and partially people getting caught up in the excitement of the auction in the closing minutes. If you're gonna buy on eBay, you really have to be disciplined.

When I bought Great Smokies last summer, I followed auctions for quite a while before I bid and therefore knew what to expect. I set a price of $2,200 as the most I was going to pay and started bidding on a 500K contract. With 2 hours to go in the auction, the bids passed $2,200 and I stopped bidding.

I knew there was a virtually identical contract (501K) with an auction closing in 3-4 days and a Buy Now price of $1595. I jumped on that one at the Buy Now price (a little under $2000 total with closing and all other fees), avoiding the auction madness.

The contract I was bidding on eventually sold for almost $5,000, IIRC.
My MFs are $4.28/K and I think the other contract was the same.

i purchased my smokey mountains for $1050 last year on ebay- had to pay closing cost though- my mfs are $4.28- 357,000 points-

It might have the amenities pass like Glacier Canyon in Wisconsin. That means it will be worth more to someone who lives nearby because they get free use of the site and waterparks 365 days/year whether they are staying there or not. This may not matter to you if you aren't a local but it can affect the auction bidding.

At Glacier Canyon, the Member Services people will give anyone with a Glacier Deed (resale or retail) the amenities pass (which doesn't expire) when they look up your account and see the contract is at Glacier.

There are no day use privileges for the waterpark when staying at the governors crossing resort - the one called Wyndham Smoky Mountains. Stays at WVR Great Smokies Lodge include waterpark privileges during the stay. However, the resort the OP was asking about is the one at governors crossing.

Am I missing something?... There is an auction going off tonight with 63 Bids so far (significant action) for a Smoky Mts 126K annual contract for $60 MF.....isn't that $5.71 per K ???

Am I missing something?... There is an auction going off tonight with 63 Bids so far (significant action) for a Smoky Mts 126K annual contract for $60 MF.....isn't that $5.71 per K ???

Maintenance fees have gone up a bit in the last couple of years, but it's still amongst the lower ones in the system. This year is $4.55 per thousand, plus the program fee of .55 cents.

It might be their only contract in their account and they might have Plus Partners, so it would be subject to the minimum club fee of $137 per year. That would work out to $59.19 per month.

Also, maintenance fees listed in eBay auctions are frequently incorrect, for a variety of reasons.

Reviewing this note from 2011 reminds me how glad I am they corrected the glitch of effectively charging EOY double the CWP rate. Just to clarify the current rate at Smoky Mountains, it is:

Cool. I knew there were two POAs, but I've never seen anyone that actually had the GCII. It's been around since around 2005. Was it a developer purchase or resale?

It's weird that it's basically just a year behind the other one in rate it looks like the older one is putting a little more in reserves, which would make sense since the buildings are a going to need more of the major replacements. The board seems to have been doing an excellent job budgeting, and I've been pleased with it.

It was resale. I just got it early this year, actually.
