I am a new 1-52 4br owner at Summit starting in 2015. I still don't understand exactly how the Summit weeks work. Some seem to float 1-52, some for a shorter period during the off and shoulder season and some are fixed. Some are 4 br and some are 2 br but pay the same MF's as the 4 br.

I own an SR unit with floats 1-52 and looks like it has Friday check ins. 4th of July, Week 51 and week 52 are sold out for 2015 but the rest of summer is still available.

Ideally I would like to be within fairly easy walking distance of a pool and have a nice view from the balconies. Any suggestions on location. There seems to be 5 sections of Summit- Hillside, Grenoble Woods, Sunrise, Innsbruck, and Peak Drive. Are there any sections that can't be booked with what I own? Hillside seems to have its own calendar with Saturday check in's so I am assuming that one is the fixed week section and would not be available to me.

I have a good friend that owns a Summit floating week with Friday check in and he is always booked in the Summit Peak Drive section and I suspect that is where you will be as well. On this map, http://www.massresort.com/unit-maps.html
it is the section at the end of Peak Drive and is as far up the mountain you can go and I think has the best views.
You will need a car to go to almost all places at Massanutten, it is a big resort.
The two bedrooms do pay the same maintenance fees, so the 4 bedroom lockouts are a pretty good bargain. You wouldn't know it is a lockout except the lower unit does not have an oven. If I ever wanted to own something just to trade, I would probably buy the same thing you have. I think the maintenance fee is around $730 so each unit is around $365. Call early if you want to reserve a holiday week otherwise there is good inventory availability.

Here are the maps with unit numbers: http://www.massresort.com/v.php?pg=205

I own Sunrise and supposedly can only book there? Not sure if that is true.

The units are lockouts so you can deposit them as 2 weeks. That is what I do, except about every other year I keep one and deposit the other.

When I am using it, I am very select about what unit I take. When exchanging I don't care.

Mine is fixed week, floating unit.

Some units have a lot of steps. This is the biggest concern to us.

You will not be walking to a pool. Or anywhere else for that matter. Massanutten consists of over 5000 acres. And it is very spread out.

Thanks for the input. I was kind of expecting the need to drive to everything but was hoping there would be a few units built more conveniently to the pools and rec areas. I own in Woodstone and Regal Vista and usually only drive up towards the top of the mountain once or twice when visiting in the summer.

Help Needed at Summit at Massenutten

We are at The Summit right now and you definitely will need a car to get around. Unless, you are a cyclist ( and there are several around here ) and bike to everything. I admire their strength and fortitude. Makes me tired just passing them in the car!!! We just spent a wonderful afternoon doing some of the Skyline Drive in Shenandoah National Forest. The views are spectacular. The visitor centre has a really great walk though display depicting the times and trials of the valley pioneers and there are movies you can comfortably watch on the building of the Skyway and wildlife in the park. A week pass is $15 per car and it is good for 7 days. We will return one day next week for another fun adventure. Now for a glass of wine on the screened in porch. Life is good!
