Aloha,

We are are offering our beautiful 1BR, every year, floating week at Sands of Kahana near Kaanapali in Maui, Hawaii for free. This unit has a full kitchen, living area with pull-out couch, master bedroom, washer and dryer and 2 bathrooms. The property offers a restaurant with daily happy hour, pool, hot tub, beach volleyball, exercise room, tennis courts and lots of organized activities. It is located directly on the beach which is great area for boogie boarding. Dolly's Pizza [a great local business] is conveniently located across the parking lot.

We no longer utilize this property due to very busy work schedules and 4 children in college!

The maintenance fee is $1200 a year. Transfer fee is $550.

What happened to the M/F fee t here? I used to own a 1Br week at SOK. don't recall the M/F was that high. Good resort though...

$550 is really high for the transfer fee - what company are you using?

The $550 is the cost for all resorts managed by Consolidated. There is a $200 fee payable to Consolidated to transfer the ownership and a $350 portion that is placed into the resort's general fund for refurbishment.

The maintenance fees are climbing fast for Maui resorts with Consolidated. I assume a lot of people aren't paying their fees.

We have friends who've owned at Hono Koa (resale from a broker) for about 10 years, and their fees were around $950 back then. We now own there as well, and the fees are more like $1,500 for the week with property taxes. Ten years! Consolidated blames property taxes, which is part of it. But without AC, I think those fees are high.
