Anyone have a current update on the Sandcastle? There were some who were saying that there is an ongoing management/HOA issue and could lead to some more serious problems. Is this still ongoing?

If by ongoing management/HOA issue(s), you mean the developer? is putting most of the money in his pocket, then yes it is still ongoing.

Without getting into a huge argument (which a lot of people did several years ago, and which benefitted nobody), let me say that we have been owners at Sandcastle for over 10 years, and are very happy with the new management. The costs have gone up, yes, but that's because the previous management let everything go to hell, including the association's finances. So the new management had a big hole to dig themselves out of, and that required money--which came from them as investors, and from the owners.

But the place is now running well in the black, there have been significant physical improvements, and the vast majority of owners are happy with how things have gone. There have been a few complainers, and they tend to be very loud, but their legal actions have gone nowhere (except to cost the association/owners some money) and management has shown many times that everything they're doing is legal and above board. It's still not a Marriott, but it's a very enjoyable place to stay, and for Provincetown it's a great bargain. We just bought another week!
