Wyndham Bentley Brook - Deeded or Club?

I seem to remember reading that interval ownerships at Wyndham Bentley Brook are not recorded at the local Registry of Deeds, but rather Bentley Brook is organized as a vacation club. I think I read this over on Forums.atozed.com, which is unfortunately currently off-line due to technical issues.

Anyway, I am currently in the process of buying some Points at Bentley Brook - and am curious if anyone can shed some light on how the ownership is recorded or handled?

Is Bentley Brook a club-type structure, where you own a share in the club, which does not require recording the deed at the registry?

Checking Registry of deeds

I found the on-line registry of deeds at: www.masslandrecords.com/BerkNorth/

I then searched on Corey Road in Hancock Mass, which is Bentley Brook's address. I looked at the last year of deeds that were recorded.

I am seeing deeds being recorded for other full-ownership condos that are located on the same road as Bentley Brook. But, I am not seeing any deeds being recorded for Bentley Brook Timeshares.

I am assuming that Bentley Brook must be organized as some sort of club-type ownership, where each sale of an interest does not require a new deed to be recorded.

Anyone out there own at Bentley Brook?

I don't own there, but I do recall that Bentley Brook is not deeded, and uses A&A like CWA. I do believe that they are perpetual use rather than a time-limited RTU as in the Mexican timeshares.

Bentley Brook is A&A

So, no deed is recorded. There is paperwork that needs to be signed and notarized by both the seller and buyer. And, it is signed by an officer representing Wyndham. Once this is done, the membership transfers.

There is a required time-limit to complete the signing and notarizing. So, all of this has to be completed within X number of days. So, it all has to be fairly well coordinated.

I believe the membership does not have an end date.
