Would not the Sheraton property in South Carolina, do well in summer months? I am also thinking of the Florida PGA one and currently bidding on a cheapo Vistana one, for point trades.

I can tell that this will require a steep learning curve, to master the vacation rental market.

• Florida is way overbuilt with timeshares, so there is far more supply than demand - with most Florida timeshares, you are lucky to cover your maintenance fee.

• Sheraton Broadway Plantation is not on the beach, so it doesn't have the demand that the ocean front resorts do, but it's better than Mexico or Florida.

Regarding your Vistana purchase: Most Starwood timeshares do NOT have Staroptions when you purchase them on the resale market, and none of them have Starpoints when you purchase them on the resale market:

Only these resorts have Staroptions when purchased resale:

* Harborside at Atlantis
* Sheraton Vistana Villages (Bella and Key West phases only)
(Please note - Sheraton Vistana Resort is a different resort.)
* Westin St. John (Virgin Grand - Hillside only)

* Westin Kierland Villas

This is what "mandatory resorts" mean, I see.
What are better resorts for SC?

My eventual goal, within 5 years is to have a sizable DVC point collection to rent out.

There is Dave's Vacation Club Rentals, that pays DVC owners $11 per point rental and rents the points at $14 per point.

I like this, as I could strive to find clients at the $14 level, but if I fell short, I could still rent them to Dave's at $11. Then there is little risk, only annual continual returns!!
