Bought on Sunday and just got home Thursday and now want to rescind after reading the postings here. If i read correctly in Nevada i have 5 days which would put my as Friday at midnight as my deadline.

I filled out the paper included in the package, but i would also like to fax and email it just to make sure.

Does anyone have an email contact?

Ps i paid 20k for 105000 with a bonus of 105000 and 2 weeks rci and vip status for 2 yrs. For Margaritaville St Thomas.

Congratulations !!!

... On your decision to rescind, that is! :D

And welcome to TUG.
Please spend several hours reading all the forums you can stand to read before you even consider buying another timeshare. This website will save you so much money and headache if you think of it as a tool. It's also a great community, by the way.

To my knowledge, faxing and emailing are not legally valid ways to send a rescind letter. At least with Wyndham (and I speak from experience), you need to use USPS certified mail and keep your documentation. The date of the postmark, not the date of receipt, is what counts.

Within the rescind period, it does work. The main thing is to get the paperwork in the mail in time.

Happy Thanksgiving and welcome to TUG!

Good work on the decision to rescind.

Do you know what the points chart is for this property? What does 105,000 points get access to?

Thanks very much!

Do not stress over proof of receipt, proof of mailing is all that is required

It was disappointing to find out that 105000 only got a studio room in the lowest season. This was not explained to us during purchase. Plus they only allow 2 persons for this room. They knew that this was for our family of 4.

Back years ago when we bought our first points at Kingsgate, they gave us a big whooptydo with a free bottle of champagne and restaurant breakfast the next day with our salesman. There were real extras too. We got to choose a free vacation - we chose the free 5 nights in Waikiki including free rental car and free roundtrip airfare for two from the East coast. For us that was a trip of our lifetime and we loved our Wyndham ownership. There was no way we could doubt the value of what we now owned. They really created a gracious aura with us about owning Wyndham. We bought again... doubled our points to be Silver VIP, but there weren't any extras really that time. They must have figured we didn't need any further incentives to love them. That's not really true...i think they did give us some bonus points with our purchase, but it wasn't memorable at all like that free vacation. And then we found TUG and got some sense knocked into our heads when we realized the truth about the resale market the true value of what we have already bought.

Now Wyndham still gives extras with purchase- they usually double the purchased points for one year and confer free VIP for one year. It sounds so great, but new owners rarely understand very well what VIP is or how to use it. I don't think their extra value options are quite as hypnotic as the free vacation we were given.

Cdnuser, you are fortunate to have found TUG now. Welcome! :D

Once owned these: FirstFairway@Walden X 2; Lawai Beach; ManhattanClub; PuebloBonitoRose; 4 South Africa--now timeshare-free

Along with filling out the paper included in the package, were there instructions as to how you were supposed to send it to them? Usually certified mail is the best way because you will have a receipt from the post office showing the date it was mailed. That is the key thing you need--proof that you mailed it within the five-day rescission period.

It's important to follow the rescission instructions exactly as written. You don't really need to do anything else.

Yes, it said to send certified mail to 1 of 2 addresses in vegas. One was a PO Box so we sent to the physical address. In addition to that we faxed a copy of the letter with a tracking number to them. Just in case.

We sent it on the last day of 5. From what i have read vegas its what the date stamp on the letter which is important. Which i hope is true since it takes awhile to get from east to west coast.

Just hoping it goes smoothly.

Thanks for all the input! Much appreciated.

P O Box addresses are fine as they go to the mail rooms of the corporate world.

Just KEEP the STAMPED green & white Post Office receipt of the mailing along with your copy of the letter.

Have done that once or twice with Wyndham after "thinking" over their most generous purchase offer. Never had a problem.

Well my wife and i did rescind and will be calling shortly to find out what excuse they may have not to process the paperwork and refund.

I am still interested in owning a wyndham or rci timeshare. What should i expect to pay for resale? How does it work? I think i would like to have at least 200k points/year

Depending on the seller and what you need, you could get a contract free with a years fees paid and transfer fee paid by seller too. Yes, some people will actually pay you to take their contract. Or you might have to pay a couple thousand, but that will pale to retail prices.

You need to study the system http://www.nxtbook.com/nxtbooks/wyndham/plus_membersdirectory1415/

Answer questions like where do you want to vacation, what time of year, and will you need ARP? Do you want plain Wyndham points or Wyndham Access points?

Again, then I think you have more homework to do. Where can Disney ownership take you and how much of it do you need to get there? How is Disney resale different from retail? The Disney section of TUG should help you find that info. http://www.tugbbs.com/forums/forumdisplay.php?f=54

In my opinion no one should ever buy a timeshare until they can answer those questions. I don't think it's wise to take a loan to buy one either, but that's just me.

You need to set a budget for ownership for the first 5 years (buy in costs and 5 years of MFs), where you want to go, and then look at travel expenses to the various places. YOUR WIFE must be willing to do this leg work as well as you - this should be a choice & decision where you BOTH of you KNOW what you are getting into.

If your wife is NOT going to work with you, she will always be moving the target all over the place. Timeshares are NOT like accessorizing with pocketbooks - more like having another BABY.

So get to defining what, where, how often, size of unit, travel costs, style of the vacation (eating out vs cooking in), need that rental car EVERY trip?, etc.

Never assume your friends will pony up $$$ to travel with you (ha, ha ... my friends think I am rich & am treating them to a vacation) .. yes, free they will come for soup to nuts; paying for anything (ha, ha). Expect guests to start whining about something like a rainy day or the cost of eating out or sightseeing or parking ($40+ dollars a day at an urban resort). example: I had one 65yo friend do a "4yo style" melt down because he DROPPED/LOST his "off & on" ticket for the water taxi; I asked him, "What do you expect me to do? Give you my ticket?" His answer was a firm "YES!" After I handed him my ticket, he looked at me and asked what was I going to do? I said, take the public bus back to the resort & float in the pool (plus curse you out with the pool bartender & pound a couple of beers down). He said, "Okay" and off he went. Never offered me a penny for my $14 ticket or brought me dinner or asked if I enjoyed my afternoon. Mind you, we had ridden a mile on the water taxi (15 minutes) and he spent 4 hours without me, enjoying his afternoon boat ride.

I'm at the Jimmy Buffett concert in Chicago tonight, and they have a big Margaritaville Vacation Club tent set up with a private party going in it.

Maybe it was a perk for purchasing, or a promo to try and hook owners.....
