I have no dog in this fight, but I'm curious:

If a timeshare is a deeded property, and each of Manhattan Club's 286 rooms are divided into annual interests, then 286 X 52 = 14872 intervals available to sell. How can they have sold over 18000 intervals? What do the deeds say on those oversold intervals?

Dave -
They sold weekend memberships, NYE only ownership, every other year, etc (a lot of weird stuff) - and owners could reserve individual nights.

It was NOT a straight 7 night stay place.

Thanks, Linda. That makes more sense. So at the end of the day, the week-owning people are complaining that the partial-week owners are making it difficult to get the timeframe they want? Seems like the answer would be to break the full-week deeds into the same pieces the partial-week owners get, so everyone has the same opportunity to reserve something.

Either way, not a good situation.

Even the 7 night memberships could be broken into days. Some could NOT be used for weekends and other, there were no limit on weekend nights.

Plus, the incentives and RENTALS that the owner/management company was also added into the fray ... to keep sales be done. My sister was looking for a hotel room for several nights - between Christmas & NYE (but not either holiday). Told her to do a sales promo - she was very happy with the rental price and they only had to do a 90 minute sales presentation. And there was most likely 200 owners who would have booked those 3 nights in a 1bdr unit in a heartbeat.

What a nightmare. I stayed at MC two years ago, and they were actively selling the place. So they obviously don't see this as a problem. At some point they'll have to admit they've oversold the place. I feel bad for the owners, since it seems they're the ones most hurt by all of this.
