New Owners Rights [Royal Sands in Cancun]

I have some friends who are looking to purchase a timeshare from private owners. They are concerned as to whether or not existing owners rights will pass to them. The resort is Royal Sands in Cancun. The current owners have access to all Royal resorts. How would my friends find out if they will have the same access.? Additionally, how would they find out if the all inclusive is mandatory or optional?

Your friends would have access to all Royal resorts. AI is not mandatory for owners (new or old)

Yes they will have access to all the resorts and the AI will be optional and, if they take it, discounted.

Please note that in SOME CASES the end-of-contract rights to part of the eventual sale of the entire resort, AKA "residual rights," may not pass to a new owner. I believe that happens only if a new owner purchases a resale through the Royals themselves, and not with a private sale.

However, I suggest that the current and prospective new owners double-check every word of the membership agreement AKA contract, to ensure the residual rights pass to new owners in a private resale

Also, I recommend confirming with ISCO, which handles such things for the Royals. Ask for the Resale department. 1-800-930-5050.
 
Top
