Special instructions for Canadian Buyers

On several recent for sale ads by Agents, I have noticed a coment "Canadian buyers see special instructions". Has anyone any information as to what this is refering to? I am Canadian negotiating with a grantor for a property in Hawaii.

I just bought a Hawaiian property from a Canadian and didn't notice anything special.

What property are you buying?

Seriously, clueless. Still, different nation might have a slightly different real estate law. Of course, the sales gang might just be trying to sound fomal and important or attempting to lend an air of legal authority to the process.

Either way, it doesn't hurt to read.

The only thing I remember was tax forms to be filled out so the IRS would know if we rented the unit eh!

I think some of the issues revolve around taxes. Property purchased in the US would be subject to non-resident taxes upon resale. If the timeshare is rented a withholding tax must be remitted to the IRS. To avoid probate, the property should registered jointly with a spouse. Plus I'm sure there are other issues.

Deed question

I have a question on the various types of deeds. I have seen reference to warranty deed, grant deed, quick claim. What is the difference?

I posted under the Canadian thread as I am from the Great White North.
