Advise needed on Exchange of $ in Resale

At the risk of sounding a bit harsh... thats what 3rd party escrow companies are for.

You can still employ an escrow company for escrow only,,,no title work. http://www.timeshareclosingservices.com offers a-la-carte services. or you could hire an attorney

Where you are now, someone has to take a risk...either the buyer sends the money hoping that the seller doesn't keep it and the property, or the seller sends the deed, and risks not getting paid..A deposit would help but the buyer could end up buying for just the cost of that deposit

If the amount was small ($500 or less), I had the buyer's signature on a sales-contract which specified the timing+manner of payment, and I was motivated to unload it, then I'd. be willing to send a deed to the buyer or a closing agency with the expectation that payment would be forthcoming.

But in any other situation, I'd want either the $$ in the bank or escrow.

OTOH, when I recently bought a TS for ~$500 (this year's MF), I had no problem sending the $$ to the seller first (as requested) becuz (1) he was a fellow TUG member, (2) I had a signed sales-contract with a copy of his deed, and (3) had checked him out to the point of getting a photo of his house thru Google Earth.

Done that for any amount over $1200 ... :D

But, yes, I agree totally on this and have done same.
