Hi, and welcome to TUG! :hi:

There is a simple rule of thumb for ALL Timeshare business offers - if there is any kind of upfront fee, no matter what they call it - that is a huge red flag.

Reputable companies take their fees out of the proceeds - NOT upfront.

The upfront fee companies, take your fees, and ride off into the sunset - never to be heard from again.

Inquires like yours are posted regularly and generally answer is no knowledge as scammers charge identify faster than you change clothes.

They are becoming more guile and now clearly state they do not get up front fee and those crooks are in jail.

However, a couple days before closing while your juices are flowing over a bottle of wine deciding on how to spend $10K-$15K whatever pot of gold you get a call that there is a little closing glitch but if you wire say $1,500 everything will be OK.

Simply tell them you must use LT or your closing company and they will vaporize faster than they appeared.

Has anyone had any experience with this company?

As the previous poster pointed out, we get inquiries like this on these boards almost daily. However, in order for us to help you, you need to provide some more details.

How did you find out about this company (IOW, did they contact you with an unsolicited phone call)?

What are they promising to do for you and for how much?

What are you hoping to accomplish by using their services?

What do you honestly think they'll do once you pay them?

They sent me an email asking if INTERESTED was interested in selling. They have sent me an offer and I need to pay for titile search and one other small fee I can't remember anyway the total was around $174.

A few in S and VA, a single resort in NC, MD, PA, and UT, plus Jamaica and the Bahamas
If you pay there will be other fees to pay and then when they know they can't get anymore out of you they will disappear. Did they give you any idea of what they could sell it for?

REPUTABLE brokers do not charge up front fees. ALL fees should be taken out of the proceeds of the sale, but there is no sale, and there is no buyer, so they won't agree to that.

Here is how this scheme goes:

Once they have your first small payment, and they have you hooked, then there will be other fees that come up "unexpectedly." And unfortunately, if you don't send more money, you are going to lose the $174 that you sent, because you are defaulting on the sale, and they get to keep it to "cover their costs."

But of course, as soon as you pay those fees, they promise to send you a big fat check, so you convince yourself to send them more money, and so it goes. They will continue to milk you for as much money as you will give them, and then they will disappear.

There have been people duped for thousands of dollars by starting down this slippery slope.

so...just to be clear:

1. They contacted you out of the blue
2. they have asked you to pay a fee to get started

how are you still even remotely convinced this isnt a scam?
