The following was released today and is the latest info I have. Will continue posting as I receive updates. Suggest folks call the front desk if they have specific questions.

Dear Ocean Walk Owners;

This afternoon we experienced a coupling that broke on the fire pump pipe in the southwest corner of Ocean Walk on the 13th floor. This pipe pumps water to all the fire sprinklers in the south tower from the fire pump room. Needless to say there was a flood of water from 13th floor down to lower level that spread from the 1319 units all the way around to 1311 and possibly to the 1309 unit and this occurred on each floor from 13 down to lower level. The pump was turned off but water still ran down this pipe from the 19th floor to below the pipe break on the 13th floor.

Immediately everyone from OWRCA maintenance, housekeeping, security worked with Wyndham maintenance, management and security as well as Extra Holidays staff to assess the water damage. Water remediation firm First Response was notified and they called in every water remediation company they work with in the State of Florida and First Response arrived within 45 minutes to remove furniture from floors (up on blocks) and start the extracting process.

We want you to know that we are taking any and all steps to limit the damage from the unforeseen event. Please communicate with us any concerns or information you have that we need to know. Please bear with us on the remediation of this problem as it is going to take some time to resolve.

South Tower ... Deli area & sales offices?

Could be very good or very bad.

The very good is insurance could pay for some new furniture, flooring, paint and fixtures (like kitchen cabinets & lighting).

The very BAD is special assessments and several months closed down for inbounds.

Now I need to go find my deeds.... are they NORTH TOWER or SOUTH TOWER?

Update As Of Friday Afternoon

South Tower:
Affected units are Floor 13 down to 4 (units xx11 through xx19) .. plus those common areas. Water also in third floor commercial area and second floor commercial space. Fourth floor sales office in the Shoppes was also affected. Monitoring the xx10 units to ensure that we don’t have water intrusion there.
First Response Disaster team called in. They arrived within 45 minutes with three large trucks. Due to the size of the area affected, they called in two other disaster response teams to assist, under the direction of First Response.
Electrical company came in to inspect the fire panel
Elevator service company came to inspect the Service Elevator. Serious damage. Parts on order. Update early next week. Service elevator not in service at this time. One of the remaining four elevators has been padded to prevent damage—so it can be used as service elevator.
Repaired the coupling on the 13th floor. Fire watch in place while fire system down. Failed coupling rusted on the back side. Getting three proposals to replace all the couplings.
No water in Phone Switch Equipment room, which is located below the area where the coupling disengaged.
First Response started dryout process in common areas and in affected units. Should complete by mid week of next week.
First Response directed to remove their equipment from the affected timeshare units so that Wyndham could take charge of them.
First Response believes the common area carpet is salvageable; must be cleaned. But the base coving (which is carpet) must be replaced.

I will continue to update as I am informed/my schedule permits. As Wyndham has taken responsibility for the individual units, please pose unit questions to them.

Explains why all rooms that were cancelled are not coming back. Would have been nice if Wyndham put up a notice on the the ocean walk availability page. People are searching and nothing will be coming back.

Nascar Weeks???

Wyndham did the same thing several years ago at Sea Gardens ... a rehab did not finish on time ... they just loved putting the overbooks into anyone's unit who check in slightly later than the guy ahead of them.

Firmain Emptied And Re-Inspected ...

... by a different company early in 2015. Some fittings and pipe replaced. Carpet from floors 13 down to floor 5 to be replaced sometime after Labor Day with from insurance.

And This: we will be conducting our annual fire alarm inspection on Monday, June 22 and Tuesday, 23, 2015 from 9 am to 3:30 each day and possibly ½ day on Wednesday June 24th if required. Also, the last day of the inspection the company will conduct a test emergency evacuation message. This inspection is required by the Florida Division of State Fire Marshall, according to FLORIDA STATUTE 69A-48 and it is mandatory that each unit be entered to conduct the inspection. Our Security Supervisor will accompany the company inspectors into each south tower unit – they will simply step in to be sure the audible equipment is functioning properly for a few seconds and leave the unit securing the door behind them.

In order to notify guests, our security team will place flyers on each unit door on Sunday evening, June 21st and place notices in guest elevators.

Thank you for the heads up. I notified my renters that will be at Ocean Walk during the inspection timeframe just incase Wyndham doesn't. Once again, thank you...
