Atlantic City Owner Update

A friend just returned from Atlantic City and shared that he was told during a room visit owner update that due to the casino closings the city will be raising taxes in the area which will cause his maint fees to triple. In order to avoid this dramatic increase in maint fees he needs to upgrade to Wyndam Club Access.

Even though I advised him to avoid owner updates and that they either create or look for problems that can only be solved by buying more points he got a little concerned and wonders if this is so.

I already shared that if their lips were moving...

I wish sales people would stop resorting to scare tactics to make sales. This is why I will never ever attend another update, either in room or otherwise.:mad:

Atlantic City fees are already high, and no doubt will go higher but I would bet (no pun intended) that they wont go up any faster than anywhere else. , But if they do, the offer will still be there. Tell your friend to tel the salesman he will be back in early Jan. If his fees triple he will then trade for CWA.

A little germ of truth...

No doubt taxes will increase in Atlantic City as they are struggling with the resort/casino closings and the major impact on city revenues. It may even be true that a portion (the tax portion) of the maintenance fees may triple there. However, the taxes are a relatively small portion of the overall maintenance fee. And as Ron said, fees were already high at Atlantic City.

The thought of this though does bring to mind one important consideration for those considering CWA purchases. As a CWA "member" you have no real control over what else gets added to the portfolio. If over time, Wyndham enjoys more success marketing CWA to the owners who own "dogs" with very high MF's... and much more limited success marketing to owners with attractive MFs... well it's not hard to do the math.

The plus side is that there is new high point (and therefore low MF) inventory being added to CWA and that helps counterbalance the addition of the "dogs".

United pulls out of ACY. Not sure why taxes would be raised. A quick way to speed up killing a city.
