Hi,

I am looking for bi-annuel 44000 Staroptions at Key West Vistana village. Its a small 1bd float week 6-17,23-34, 39-47, 51-52.

I would like to know the Annuel maintenance fee for this condo. I look at many website and the MF are never the same amounts?

At this time, can you tell me what would be a good purchase price

thanks Tugger!!

I recently paid $1000 for an annual 2 bdrm Gold plus season at KW with 67,100 SOs. You are looking at a platinum season, I think. And one in Bella was free. Annual MFs about $1100-1200. The key west unit was found on TUG Marketplace and, when I posed a question about it here, another owner messaged me about the Bella she wanted to get rid of.

The problem with reported MFs are the inclusion/exclusion of e.g. EOY fee, taxes (if applicable), SVN fee (if applicable), different sizes, year reported. There is a historical listing, but may not include SVV-KW. Why not just call and ask?

Hi

this is the information from estoppel: ODD years, one bedroom, Prime season

Operating fee : 178.90$
Remplacement res. 56.17$
re tax :45.63$
club dues :134$
total 414$ Every years

Do you know if:
1. i will be charge the 134$ fee every years, since its a ODD week?
2. i will be chaging the 134$ fee if i brought a other Staroptions week?
3. I will receive 44 000 SO every odd years
3. Do you think its good brought? 600$ total with closing fee
4. 828$ for a small one bedroom...look like its expensive??

thanks you tugger! :)

I own one of these at Bella and its a very cost effective SVN unit (those MFs in total are consistent with what I pay). The acquisition price of $828 for 44,000 StarOptions/reasonable MF is a good price, in my opinion (I would buy it).

It's not cost-effective/practical, however, though if it is your only SVN week. That $134 fee crushes the value proposition of the low MF/StarOptions ratio. You really need this as a second or third SVN week so that you are supplementing other StarOptions.

I would not buy it if it is your only SVN week, unless you plan to add more Mandatory properties.

Please let us know what you decide to do.

Best,

Greg

You must pay the SVN fee annually even if you only own one eoy week.

The annual SVN fee for a second mandatory unit is about $40; the third, fourth, etc. weeks are "free".

So as Greg suggests, owning one eoy SVN week is not the most cost/effective solution.

You can't mix mandatory and voluntary weeks in a Starwood II Acct. So only if your SBP week has Staroptions.
