[ 2016 ] What exchange possible for 2BR Welk SD Week 2?

Hello Tuggers, I am new here but have been researching a lot about how to help my 90-year-old MIL with her 2BR Welk Resort Escondido Week 2 she can no longer use since breaking her hip 3 years ago. Ultimately, I think I will try to help her sell it or give it away. But if ownership transfer cannot be completed before Week 2 comes up, what are the possibilities of exchange within II? From what I've been reading, it sounds like if we deposit her Week 2 now, because it is so late (in timeshare terms), we won't get very good exchanges. Also, I realize Week 2 is a low-demand week in San Diego.

We could use a week from early June through late August when our child will start kindergarten. Or maybe 1 week in March. Or maybe the second week of December.

If we did get an exchange we can use, say the second week of December, and then sold or gave away her week, would we still be able to use the exchanged week?

The other options I can see are
- rent out the week
- I could take my 4yo down for the week and try to use the pool in January; my husband could come Fri-Mon

I'm just trying to figure out how to get the best value for us. I would rather pay an exchange fee if we could get a week when my husband could be there the whole week, and preferably somewhere else other than Escondido.

Thanks for any insight.

Others will be able to give you advise about the Welk system. I have traded INTO Welk the second week in Jan and there are plenty of people from colder climates that think San Diego in Jan is fabulous so don't sell yourself short. Based on what I've seen trading into SoCal in Jan for the past 10 years, Welk is a mid-level trade. My deposit varies quite a bit from a dog (which won't see the Welk) to middle and high and the Welks show up on some of the middle and all of the high. The high ones will see the Marriott Newport Coast Villas and the Four Seasons Aviara to give you some perspective.
The first 2 weeks in Dec are the lowest demand times and you should be able to trade into something nice for that timespan. However, summer and spring break weeks, or any other school holiday, will have too much competition. It's worth a try, but don't have too high of expectations.

Welk is a very nice resort with large, comfortable units and is the best resort I've been to for small children. In my experience, trading back into my own system tends to get me better options than trading outside. I don't know if that is true everywhere, but it might be worth depositing you week and seeing what you can get.

I don't know how Welk SD works, if they are fixed vs. floating.

Just to confirm with the OP (or others): Are you sure this is a fixed week 2, as opposed to a floating season that can be reserved for a different week?

According to II's Travel Demand Index (TDI), weeks 1 - 4 in San Diego are rated a demand of 85 on a scale between 50 and 150.

Does your Mother in Law already belong to II?

Thank you, Sue. I grew up in NH, so I DO understand the appeal of SoCal in January. That's why I live here now! I live 2 miles away from Marriott's Newport Coast. :D It's pretty much paradise all the time here.

Yes, next year my child will be in school, so no more off-season anything for us.

I have been to my MIL's unit, and it was nice and very spacious. This was probably 10 years ago, so, to the best of my memory. But it kind of felt like there was nothing we wanted to do there. Can you tell me what's good for young kids? I have a 4 yo now.

Welk has fixed, floating, points, you name it

I'm sure my MIL's is a fixed Week 2 in a fixed unit. The dates will probably be Jan 6-13 in 2017.

Welk has fixed weeks, floating weeks, an internal point system, and participates in Interval. I think the fixed weeks are in the Resort Villas, the oldest section of the resort.

I think that Welk MF includes membership to II. When I was searching for ads on Craigslist SD, I found a broker who sells Welk, whose website says that Welk MF include membership to II. I am not sure about my MIL's membership, but I have seen her mail over the years that came from II. She doesn't know, doesn't understand anything about it, and never did anything but pay her MFs on time and show up for her week when she was able-bodied.

My MIL now lives with my SIL, who takes care of paying bills and all the paperwork, so I plan to ask my SIL for any paperwork that could help. My SIL has already paid $1500 to list the week for sale on SMTN for more than $30,000. She seems reluctant to have me help with this situation, so I want to know as much as possible before I approach her. It pains me to see $1500 thrown away, and I fear there is more to come because my MIL is also asking "Can I just give it to charity? Do I need to get a lawyer?" etc. so it seems that every scam out there is on their radar. Normally, I do not want to interfere in their family's financial matters, but it makes sense for me to help because I am not busy, have tons of time, and am good at doing due diligence. I knew nothing about timeshares a week ago and have learned quite a bit so far.

Stick around, you'll learn a lot more about TS. It is not worth anything close to 30K, people will give you comps. The $1500 is gone. Can't give it to charity, and can't see what a lawyer could do. Sorry this isn't the best news.

I assume its paid off, so she likely could get some money for it, or at least give it away.

There are 3 different sections and each seems to have activities aimed at a different age group so there are options as they get older. There are splash pads, pools and a water slide plus a fishing pond, volleyball (or something similar; I can't quite remember) and a variety of kids activities. The units in the older section were updated a year or two ago and they are really nice.

Your SIL is working off of the values the developer sells them for. Timeshares are like cars, they lose value as soon as you 'drive it off the lot'. However, with timeshares, that lost value is like 90+%. Look at the completed listings on ebay to find what they sold for, not what people hope they can get, but what they actually get. I don't know Welk's resale value, but suspect your MIL's week is one that has no resale value and is one that will need to be given away to somebody willing to take over the maintenance fees. No charity will take it; they don't want the maintenance fee obligation.

Given your SIL's unrealistic ideas, this might be a difficult situation. She may need time to face the reality of values.

I know. I think it might be worth about $2000. The San Diego broker who sells them values this week right at $2000. And Sharket.com has data for about 40 sales since 2012 averaging $1500-2500; the range is about $350-$7000. There were few if any completed listings on eBay.

My in-laws bought the TS decades ago and enjoyed it very much. My FIL was an avid golfer, and they both enjoyed the shows. This resort would be perfect for a retired snowbird golfer.

Fortunately, cash flow is not the issue; she can afford the MF as long as she lives if necessary, but of course no one wants to pay for something they can't use.

My advice is go to II website and browse resorts don't think you have to be a member to look? Then talk to SIL ask her to see paperwork for II. Call a rep if you cannot get MIL password explain the situation and see if they can help you with a trade or find out if your MIL is a member. Good Luck, hope you find a place that your family will enjoy.

If you didn't have children at the resort with you 10 years ago, you would have had a completely different experience. Welk resort is really aimed at families and has many activities for kids! I think you would find it charming now.

There are 2 water slides -- a second one was added up at the Mountain Villas.

You will be lucky to sell it for $1 on ebay, or to give it away here.

It's unfortunate that it's week 2; otherwise, I think it would serve you well as a fun place to vacation with your child.

I also believe it has day use - a day trip on a weekend. You may be able to market it to a local with that feature.

If you decide to deposit into II, you need to do so before the 60 days in advance of your check-in date; otherwise, you will be limited to searching online, no more than 59 days out.

Please let your SIL know that any broker who asks for money BEFORE selling your timeshare is illegitimate!

If she'd like to list with a legitimate broker, have her email Brent Jex at BWJEX@HOTMAIL.COM . I have dealt with him many times, and he is a specialist with Welk resales.

BTW, while some of the newer Welk ownerships include II in their maintenance fees, the fixed week ownerships do not.

realize this post is dated a bit 2016 so not sure of current standing of your situation but Welk Escondido is a great launching pad for a ton of activities for kids. The unit is not worth $30,000 that is crazy especially on the resale market. Agree $2000 is about right. If you can afford to take over the MF I would keep it in the family, especially with a 4 year old. there is a lot to do at the resort, it is a huge property. You could play in a diff pool each day, various activities on site, movie theater, smores by the fire w/music, etc, etc, really a lot to do at the resort in addition to all mentioned, there is LEGOLAND, LEGOLAND water park, sea world, the SD Zoo, safari park, balboa park, harbor cruise, whale watching, old town, battleship tour, wow! too much for a week. If your MIL owns a deeded unit, she could leave it to you when she passes, you just take over the MF and enjoy your time in sunny southern California.

I went there over the 4th of July week. I have it every year on the 4th of July week in a fixed unit. It was a nice time to go as it wasn't extremely hot yet and the nights cooled down. I have a north facing balcony looking at the sun drenched hills, so we are always in the shade. That makes it nice in the summer for relaxing times on the balcony. Some units are noisy with I-15, and some have views obstructed with trees. Many have nice views of the golf course and ponds. I was lucky to buy sight unseen a unit with a good view. I will put it in II next week or rent it.

do you have a 1 bedroom or a two bedroom? how much to rent it over 4th of july?
