Hi Laurie - You and Jose would both provide your info. to a Closing Company, and they will handle all the paperwork, and send it to you to sign. Then the closing Co. will register the new deed with the County and the Resort, and you will get a welcome letter from the resort. It's really easy.

(BTW - Josh said he is getting rid of it, because he doesn't use it.)

My sister and her husband may be interested.

Their primary interest is day use. I believe some of the Welk properties offer it and some don't.

Does this week include day use in Escondido?

Hi Boonie, Yes you can trade this unit into other properties. With every deposit into Interval you will receive a bonus week.

Hi buzglyd,

This property may come with day use in Escondido. I will have to check. When I bought the unit at the Escondido location and they gave me a card for day use but Im not sure if that is transferable ( I will have to check as I never have used it)

Thanks for everyones interest. At this point I have about 7 people who have contacted me wanting the unit. I will repost at a later date should the unit become available. Thanks to everyone who offered helpful guidance.

Hi Everyone. The unit is available again. The person I promised the unit to has decided they cant take on another annual fee at this time. I have reached out to everyone who has expressed interest but wanted to let others know as well its still available.

Also to answer the question posted about day use in Escondido. I confirmed with the resort that yes you do have day access to Escondido.

Josh - Is there an internal Welk trading system, in which you can trade this property for other Welk resorts?

I just called them, no Internal Welk trading system. If you convert the property into the points program you can. However, the rep noted that when you deposit into II you can book at the other Welk Properties and get the bonus week so it would make better sense to go that way to go. I personally only deposited my unit and traded into II while owning for the purpose of putting visiting family at The Four Seasons Aviara in San Diego (Now a Hyatt).

There is no free lunch, you either pay welk for a point conversion for access to their "mini system" or you pay II $ 89 / Year for membership and $130 to $170 {approximately} depending on destination (International is more) and on-line versus using a real person so essentially $ 250 per use year on top of maintenance fees to exchange

Welk just emailed me they were incorrect in that I have day use at Escondido. I guess the confusion stemmed from the fact I bought at Escondido but for another Welk Location. Just wanted to let everyone know in case that was a decision factor.

Yes I got rid of it.. it wasn't easy!!

Hi Everyone. I had so many emails from people asking if I finally got rid of the unit and how. After many attempts at trying to give it away on tugbbs I ended up just deeding it back to the developer. I did have a few people that I tried to deed the unit to from this forum but they would never finalize all the paperwork requested from Title. Pretty much people just get cold feet and they have too much opportunity to back out. It got very frustrating and time consuming.

However, since I was using Welk directly I got friendly with the coordinator there. She saw that people kept backing out of the process and agreed to take the unit back from me if I paid 1000.00 in deed back fees. I was happy to do this as my HOA was coming up for 750 anyway. So, my advice to many people like me who got suckered into one of these timeshares is to relentlessly contact the developer. They do accept them back you just have to keep trying. If they say no on the phone call back and ask to speak to accounting or title transfers or anyone who handles escrows. When I did finally go through the deed back process it was very quick. I so desperately wanted out of this unit for years and tried ebay, this forum and other so I wanted to share that it is possible and your best route is the developer.
