Use year- ends December 31 (182,00 points currently available in RCI, expires December 31, 2014)

Week- Fixed (Prime-President's Week) 2BR (*however, points are flexible and are not limited to this resort/specific week. Points can be utilized for any resort/time of year; subject to availability)

Maintenance Fees- $95.44 monthly (mortgage is paid off)

Resort features- 4 outdoor swimming pools, outdoor children's pool, 3 golf courses, outdoor hot tub, day spa and salon, basketball, playground.
Area Activities- Beach, Boating and marina, casino, airport within 15 miles

Buyer to pay all closing costs/fees associated with transfer transaction

If you do a point/fees comparison with other Palm-Aire timeshares having similar points,
you'll notice it's all relative.

Wyndham requires a $299 transfer fee.
Closing costs seem to vary depending on who handles the remaining closing fees. Through some internet searches, I've noticed most companies charge between $250-$500 for their services.

Clearly Wyndham points --- which are not at all the same as RCI points. There is actually no correlation between those two different points "currencies".
It's not a stupid question; the fact that Wyndham actually owns RCI can make it all a bit confusing in and of itself. :confused:

I'm not interested in this offering myself, but this seems to be a decent deal (despite the hefty maintenance fees) if the underlying deeded fixed week is in fact a (high demand) week 7 (President's Week) and it has already been converted to Wyndham points (exercising that "conversion" option previously cost someone about $2,500 additional out of their pocket after their initial purchase cost at some prior point in time) in order to also make that week usable as Wyndham points instead (via what Wyndham calls "credit pooling"). Obviously, you can't do both things with the same one week in the same year. Such an ownership is a.k.a. "converted fixed week" in Wyndham-speak. We had one such "converted week" (week 6) with Wyndham (a 2BR unit at Sea Gardens in Pompano Beach, with the same 182k Wyndham points); we gave that ownership away a few years ago, by blind luck just before Wyndham raised its' transfer fee (with no advance announcement) from $100 to $299.

P.S. That maint. fee (billed monthly by Wyndham) is hefty, but fwiw also includes your annual RCI membership via a built in "program fee". You could also use such a week to trade with RCI if you were so inclined, but would still have to pay the mandatory RCI exchange fee in doing so (now $209 per exchange, if I'm not mistaken).

P.P.S. OP indicated in opening line of listing that Palm Aire is in Fort Lauderdale. It's actually in Pompano Beach. The two are adjoining cities, but not the same place.

Theo has given some good advice. If you have an every other year interest in golfing or being in South Florida for President's B-Day weekend, this MIGHT be a good deal.

SELLER: is the underlying fixed week a FRIDAY, SATURDAY or SUNDAY check in day?

FIRDAY with a 4PM checkin would allow most owners that dream long weekend. But a Sunday checkin would work if you wanted a cheaper Holiday weekend airfare.

A word about owning Wyndham: owning a small bundle of points is not as cost effective as owning, say two weeks in Prime season. Yes, the 182K is Palm Aire's cost for a 2/2; but newer resort require 203K or 300K for their 2/2 for a week's stay.
