Westin Kierland Resort and Spa 28,500 annual points starts 2017.
Deeded as a 1 bedroom unit# 6208 week# 32 floating season.
Maintenance fee is $824.
The seller is asking the buyer to pay closing cost (LT transfer would be suggested) and $25 Westin transfer.

Yes - the Staroptions can be used to make reservations at other Westin/Vistana properties.

The maintenance fee is paid yearly, and is usually due in January.

Can you confirm the points? The chart says 25,800 points for a 1BR during weeks 28-35, not 28,500.

Do you know if you can use the pool facilities etc. at the Resort when staying at the Villas?

It's hard to tell for sure on the number of StarOptions; Kierland silver season is either 25,800 or 30,500. The stated MF's of $824 is not correct for either size unit, with or without the mandatory SVN fee of about $130.

If your second question is whether a guest at the villas may use the hotel facilities, the answer is 'yes' (the lazy river is delightful).

$682.97 sounds about right for a one bedroom deluxe unit including SVN fees. The MF's alone are $564.24.

The stated amount of fees can vary because SVN fees vary by state, I believe due to taxes, and a "voluntary" $5 ARDA fee is often tacked on.
