Taker to pay Wyndham transfer fee and closing cost:

Contract Type: Undivided Interest - Even Year (UDI)
Points: 156,000
Total HOA Fee for 1,000 Points: $4.84
Maintenance Fees: (78,000 / 1000) * $3.68 = $287.04
Reserve Fund: (78,000 / 1000) * $1.05 = $81.90
Property Tax: (78,000 / 1000) * $0.11 = $8.58
Total HOA Fee: (78,000 / 1000) * $4.84 = $377.52

Add in the program fee of .55 / 1000 (or minimum if this would be your only contract).

First points from Wyndham will be available for 2018.

What is a minimum? Is that the minimum fee one has to pay to be part of Club Wyndham? On EOY contacts is it paid annually or only during use years? Also, how much is the minimum and at what total point does the fee equal this minimum?

I believe the minimum is currently $118. An EOY pays based on half the total points each year, so this would be based on 78,000. 215,000 total points in your account per year is where you break the minimum threshold.

My account is currently showing the Program Fee at $128 with 168k points showing. Looking forward to my other contracts hitting and getting over the "minimum" fee.
