Common case of the left hand not knowing what the right hand is doing. They simply loaded the ownership in to their system which fired off a welcome letter. They just need to do it all over again, but this time to reverse it.


oohh ok, so i just have to seat back and Relax for now?

Ughhhh! We freaking fell for it too. Just bought at Westgate Las Vegas casino property today. $10,900 for 1 bedroom on even years with $2000 credit towards unlimited getaway weeks blah blah blah...supposedly a unit that became available because someone upgraded to a 4 bedroom.

About 10 other couples also purchased during the 90 min pitch we listened to. The model was beautiful and convincing, I will admit that.

Anyways now we're reading all these scary reviews online and feeling remorseful. Also the whole exchange process with Interval does not sound as straightforward as we initially believed after reading nightmare stories on Tripadvisor.

We are here in a hotel room at Westgate Las Vegas tonight.
We were meant to go home to Tucson today but decided out of curiosity to listen to the pitch before we left and ended up spending hours going through the process. We were given discounted show tickets (we paid $40), free dinner buffet, and tonight's stay in a $240 room for $47 since we couldn't drive back tonight after the pitch & purchase. Anyway, honestly mathematically it seems like the timeshare makes sense for vacation savings. But we're just so skeptical by all the negative reviews we want to cancel.

We are going to go to the office in the morning and try to cancel with the lady we closed with.

OR IS THAT A BAD IDEA???

Should we strictly do it by mail??

We paid $300 down payment. Is that just gone? Or can we expect to get that back when we cancel?

It's 4am now...so stressed. Any advice appreciated!

I think most people here will tell you NOT to go back to the salesperson to rescind, because they'll only try to talk you out of it.

Instead, you should pour over the materials you have, and find the instructions for rescinding in writing. Under the law, you've got a few days to give it back, so make sure you're following the instructions to the letter, and as long as you're within the time period, you should be fine.

There is a right way and a wrong way to rescind your purchase. I doubt that anywhere in your contract (or hidden pocket) that it tells you to go back to the person you bought the week from to rescind. It will provide specific instructions on how and where to mail your rescission letter to. Just do that and move on. Don't go back and talk with the sales person or anyone in the sales department.

You may or may not get your down payment back. Here is the issue, you got some incentives, were all of them for just attending the presentation or were some because you bought? Sounds like the the discounted show tickets were for attending the presentation and that the free buffet and discounted room for the last night were because you bought. Expect them to charge you for those and they may take it out of the deposit that they return to you. Consider it a rather cheap lesson for something that could have cost you a lot more in the end.

After you rescind ... YOUR ONLY TASK TODAY and TOMORROW ... read you on TUG how lucky you were to find this website later.

Hidden compartment; certified mail return receipt (mailed today if at all possible); let ALL phones calls from unfamiliar numbers go to voice mail.

PS I have sent rescind letters using printed BLOCK LETTERING. Keep a copy and send ONLY certified mail with proof of mailing. No problems ever.

You should have a hidden pocket with instructions on how to cancel the purchase. It normally involves using USPS. If it does, be sure to send it certified return receipt requested and make sure you do it first thing on Monday when the post office opens. I believe Las Vegas only allows 5 days to change your mind and cancel your purchase.

Hey I am new to this and I could use some help. I just purchased a Starwood spg flex timeshare in Sheraton vistana villages. I was given 51,000 voi points to use every other year? Not even sure how many nights this amounts to? Also if I am on an every other year deal do I have to pay maintenance fees for the years I am not getting points? Not sure if this was the greatest idea for me. Feel like a lot of information I was given was not completely accurate... I have u til the 15 to ressind I believe but not sure what to do I would actually like this time share but not sure if it will be worth it... They told me about unlimited getaways at a low price but I'm not even sure how to look for them. Also they never mentioned a set week for my timeshare do I have to set that up myself or do they just give me wut they want? So confused any help would be great.... Thanks so much - charlie

51K HomeOptions in the Sheraton Flex program won't amount to many nights. You really need 81K to gets some decent properties in prime season. Though Hawaii and Weston St John require a lot more. Your 51K may ket you a week in a studio or 1BR in shoulder season.

You can do so much better by buying a mandatory Starwood property that gets you many more StarOptions for far less than you paid for your Flex purchase from Starwood.

I would recommend rescinding NOW and reading the Vistana Signature Experiences (formerly Starwood) forum. I have learned so much in such a short time reading there.

If you are unsure, I am sure what you should do rescind. Then study this stuff and decide what to do from a position of knowledge

I doubt that you will go back to the sales room, but if you decide that you want to do the deal, whatever it was, it will still be available months from now

Absoluely exercise your right to rescind while you still can. Once the rescission period passes, you will no longer have that right and you will be stuck with a timeshare that may not be the best one for you.

Follow the instructions exactly as spelled out in your contract. Mail your rescission letter by certified mail so that you have proof that you sent it in time. Stick around TUG and learn all you can about timesharing, and when you completely understand how it all works, you can make a purchase as an informed consumer.

Thanks for all the replies, advice and encouragement.

We went back to the office this morning. I found a cancellation letter in the big black binder. We took the binder, tablet, and signed cancellation letter with us to the office.

At first there was supposedly no one available to meet with us, so they said. They were very busy with new victims.

We demanded five minutes to meet with someone to cancel.

A manager begrudgingly met with us. He was condescending in tone and made a comment alluding to us changing our minds because we couldn't afford it, which was not the case. We said we simply do not feel informed enough to make a large lifetime purchase, especially after taking the time to research and reading bad reviews about the company. He brushed it off as "whatever, your loss then."

We gave him the cancellation letter, and he made a copy for us. He said he would take care of it and fax it to the corporate address Mon morning.

We left the office and then realized we had no receipt of our contract or our deposit because we gave him the entire black binder. We went back and got a receipt for the $300 we paid. When asked if we could expect to receive that back he said in an annoyed tone "yes, we are a big company and don't play games like that" (hahaha riiiiiiiight!!!)

We are still going to mail a copy of the cancellation letter to the corporate office first thing tomorrow.

Just want to thank everyone on here for all the info. Me and my wife signed a contract yesterday the 8th and last night we decided to do a little more research and what we found made us really upset. So last night we drafted a letter to rescind out contract with Westgate and we also sent a letter to the lender to stop our card from being charged in the future. We sent one overnight letter certified mail with return receipt requested and another certified mail with return receipt requested. I just wanted to send two just to make sure they receive it. The letter I sent the lender was also certified mail with return receipt requested.

I do have a question as to the tablet and the binder that was giving to me after signing. Do I send them to the Westgate Resort Corporate Headquarters like I sent the rescind letter? Or do I send it to the Resort in Orlando where I signed everything? Or do I wait for them to ask for it back? Just not sure it will have an impact on my return.

Also, I seems that they may be using different binders and the closing officer stated that he did not like the new binders. Another thing, they did put the paper work and CD right up front but when we looked in the "security pocket" we found paper from an other "victim". Didn't have any SS# or bank account info but did have phone #'s and addresses.

Once again thank you guys for everything, I will keep you guys posted as all this hopefully all goes away and my money is returned.

So Westgate accepted one of the cancellation letters that I sent out yesterday, I overnighted it. So now I have confirmation. Is there anything else that I need to do from this point on?

I sent a overnight letter as well, plus another certified mail letter just to make sure. Hopefully everything works out.

Good! Please don't just rely on that individual to keep his word. After all, this is Westgate we're talking about here. Westgate Weasels can never be trusted. Period.

Moreover, if the rescission (cancellation) instructions specify mailing it under original signature by certified U.S. mail, then do precisely what those cancellation instructions direct and require. It certainly seems to me that a faxed copy, sent by someone else, (...if it ever even actually gets faxed at all) does not fulfill clear and specific directions to send any rescission correspondence, bearing your original signature, within applicable state law deadline, via U.S. Mail.

I am also going to send a letter to cancel tomorrow morning... Don't know if any of you have experienced this but originally I booked an experience package and they flipped it into a timeshare package giving me more star points... I have 10 days to rescind each of these... Do u think I would have any issues cancelling each? And if so would I be refunded for both? I was givin a voucher for a weekend getaway to myrtle beach... Should I send this back to them along with their booklets and if so do u think I should send it to the same address that I am sending my letter or back to the hotel?

It seemed to work but it did create what was unneeded confrontation. Better to just send the letter in the mail. These guys are your friend when you are buying from them, but your enemy when trying to rescind. I can understand them not wanting to talk to you at first. They aren't there to help you rescind your purchase, even though it is your right to do so. There are people at the address where the rescission is sent that work on that.

Definitely follow up by mailing the rescission letter to the address and per the instruction in your contract.

Your specific question about the Explorer Package might get seen by those with more direct knowledge in the Vistana forum. Though I think you will be fine as long as you send rescission for both deals. I would just send everything back. Though even if you kept the voucher, my guess is that this has some kind of number that they can just cancel in their system.

5/8/16 signed contract
5/9/16 overnighted letter
5/10/16 they signed for the letter

I'll be sure to keep you guys posted. I'm sure the calls will begin to come in later today or tomorrow. I have advised my wife to screen all calls.
