Hello

What is the best timeshare to own for RCI Points with low maintenance fee? Is there anything I must be aware of to ensure the timeshare I buy is in the RCI Points program? Are there extra fees I have to pay to join RCI Points?

The Grandview in Vegas has high points and low fees. As does some of the Florida units in the summer or just outside of the high season. I am closing now on a week at Summer Bay Resort in Clermont, FL (10 minutes) from Disney. It's for 75,500 and about $755 a year in MF & Taxes.

Grandview in Las Vegas has been mentioned many times here for generous points allocations and well below the usual rate MF. We usually say that if you can get RCI points for a penny each of MF, it's a good deal. Some of those Grandviews we've seen can have as many as 122,000 Points for $900ish MF. That's very good. The problem is that it's become pretty common knowledge, so the prices of resales has been bid up pretty high.

If you own RCI Points, you pay for that membership, and your RCI Weeks membership is free.

Are all the units at the Grandview in RCI Points?are there any that are in the weeks program and need to be converted to the Points program? I want to make sure there are no hidden cost when I buy a unit.

Not all Grandview are in points. Make sure the unit you are buying is in points. The points unit have a "G" at the end of the Grandview account number.

Fox Hills in Musicot Wisconsin has some units that are about 8/10 of a penny per point if you get the red season.

When you are shopping also consider how many points are banked and if you get them in the deal.

If you are ever planning on using RCI points to exchange into a DVC (Disney Vacation Club) resort, do NOT buy in Orlando. There is a block. This would apply to points at Summer Bay and Vacation Village at Parkway.

There are RCI point resorts in Gatlinburg and Pigeon Forge that you can get for a penny a point.

The Regional block applys in Las Vegas as well. You can only use your LV points at your resort or a sister resort.

Resale. Cost was I think $900 including closing costs with 126,000 free points included. No issue transferring to a new RCI account.

If you are planning to go to other resorts than Disney Vacation Club this is a great contract.
