Trienniel ownership at the Cliffs at Peace Canyon in Las Vegas. Ownership has been converted to RCI Points so you get 43,000 RCI Points every 3 years. First year of usage and MFs is 2013.

MF is paid once every 3 years. MF was last invoiced and paid for 2010.

MF bill is sent out sometime in Nov and is due for January of the use year.

The RCI membership fee is paid yearly. I do PFD of some of my other units for the off years.

Points are allocated all at one in 1 year. I do PFD on the other years.

MFs billed only on the use year nothing for the off years.

What are all the closing costs?

Since there is no money trading hands, I would suggest going with a low cost company since as Legal TS Transfers who charges about $100. There is a resort transfer fee of $100 or $125 (can't remember exactly).

If you're booking any week other than your deeded week at your home resort during the home resort period (ie. 11 - 12 months out), there is a $40 booking fee. If you're booking a unit at a resort in your home group during the home group period (10 - 11 mths out), you pay the normal points booking fee.

All bookings are done via RCI. It's because of your ownership converted over to RCI points that gives you access to booking at all these other resorts - hence the booking fee. If it was in just weeks, you would only be able to use your deeded week at the one resort. It's similar to other points systems where you may have to pay a fee for a booking

Great unit to get your foot in the Points door. The really good thing about Tri-enniel usage is that you can do points-for-deposit in other years to give you more points or for when you can't use your other timeshare week.

Pair it up with a gold crown 2BR or 3BR with low MFs and you got points galore! :cool:
