I wanted to report back that my purchase of resale Trust Points has been completed, and has been recorded by Marriott into my existing ownership. There have been a few questions along the way, and I would like to respond to them.

The points are not restricted. There is a concern that resale Trust Points will have a restriction that only permits them to book inventory within 60 days of check-in. The governing documents suggest that Trust Points will indeed be restricted if the Initiation Fee ($200 for every 250 points) and the Education fee ($300) are not paid. When I purchased my points, I was very insistent that I pay these junk fees, and accordingly, my points are able to book reservations 13 months out, and they mingle well with my existing legacy points.

I purchased through a broker (Jay Kozlowski, Judy's husband) and we used a closing company (TRCS, Inc) that had not done a points transfer before. At first this was a concern, but they handled it well and it turned out to be no different (from my view as buyer) from other purchases I have done. I told them to look for the junk fees, and it was a non-event. It took from Aug 23 - Nov 19 to complete, and was delayed by about 6 weeks as there was a seller BK filing involved.

I purchased the points for $5/point, and then paid the Initiation fee of $2,800 (which is $200 for every 250 points), an Education fee of $300, a waiver fee of $95 and closing costs of $495, so all-in for the 3,500 points was $21,190, or slightly over $6/point fully-loaded. I had been advised by multiple brokers that Marriott was ROFRing below $5/point, thus my bid, however there has been a recent report of a TUGger having success clearing ROFR at approx. $4.30/point.

I purchased Trust Points for a very very specific reason, and in most situations i believe it is preferable to simply rent points when needed versus actually owning then. However, in my situation, the Trust contains the four adjacent fixed weeks (Unit 6206, Weeks 26/27/28/29) to my fixed week 25 at MOC. I purchased Trust Points because I believe it gives me the highest probability of securing the 3BR reservation in Week 26. There have been reports (and I have seen personally) where a specific reservation was only available to someone booking with Trust Points, and I believe my beloved 6206/26 will be in that same category in May 2014 when I go to book it. I will use the purchased Trust Points as my base package, and then rent additional Trust Points when needed, as I've confirmed that a rented Trust Point does not lose it's ability to access the Trust. This is important as Marriott advises customers that all points are the same -- I believe that they are not.

Please note therefore that my purchase of Trust Points is due to a very unconventional need (a specific week in the Trust). Many TUGgers who own a pre June 2010 will likely never need to purchase Trust Points because you can rent legacy points cheaply and in abundance. Even Trust Points are available for rent, but they are much more infrequent.

I also believe someone who is seeking to get into the Marriott system for the first time may wish to consider buying the smallest points package possible, and then renting points when needed. That prospective purchaser would also want to look hard at competing point-based systems (HGVC, Starwood, etc) as those point systems can be acquired (much) less expensively than Marriott's points.

I also believe that a small purchase of Trust Points (1,000 or 1,500 points) makes sense if it moves the existing legacy week owner into Premier or Premier Plus category, which is very powerful (particularly Premier Plus).

Can you please confirm whether or not your resale DC Points can be exchanged for Marriott Rewards Points, on the same basis as direct-purchase DC Points can? I can't remember when it was first mentioned on TUG but there have been a couple posts intimating that with respect to MRP's, the same restriction that had always been between resale and direct Weeks now exists between resale and direct DC Points. If true, can you also refer us to the supporting language from the docs? Thanks.

Congratulations on your closing. Always enjoy reading your post and I know you have been working hard on figuring a way to get your beloved unit 6206/26 secured. Hopefully this works out for you as you have masterminded it which I am sure it will. However, I am still not clear as to why you felt you had to own those trust points to get it rather than just rent them. What advantages do you believe owning them will give you vs renting?

However, I am still not clear as to why you felt you had to own those trust points to get it rather than just rent them. What advantages do you believe owning them will give you vs renting?

Chris, it is a great question and I agree that I may have been able to achieve my goal by renting Trust Points versus owning them. However, there are few Trust Points that are available today for rental, and I was not confident that I could reproducibly rent the Trust Points I needed for the 2015 and 2016 reservations (I need a lot of Trust Points).

I would much preferred that Marriott simply sell me the week 26 when it came back to them, but they passed. So I think this is the next highest probability of success.

I would suspect so. But there is verbiage in the exchange documents that indicate resale points could be restricted from using Special Benefits. Though if the points are completely unfettered, Greg should have access based on his PP status.

I think Dioxide is asking if Marriott differentiates between the type of DC Points - direct or resale - that can be used to book Explorer options? I agree with you that Greg and anybody else with Premier Plus status can access the PP-specific Explorer options, but I think Dioxide's question of whether all Points can be used for the options is a good one.

(This might be compared to Disney's system, in which resale Points can't be used to book Concierge, Disney or Adventurer Collection options, i.e. Disney hotels and cruises, etc.)

I've never booked an explorer option. I don't have any points left for 2013 and very little for 2014 but I'm guessing that when you book explorer, you should have an option to choose which points to use.

Here's hoping that Greg respond soon so we can stop hypothesizing.

Greg... congrats on the successful closing of your Trust points purchase. One small clarification, I believe you have titled the fees incorrectly. I believe the Initiation Fee is the $200 per BI with $2K minimum, and the Education Fee is the $300. It only really matters to folks who already own Trust points and purchase more via resale, as in your case now as a current Trust owner, if you ever purchase more, it is my understanding you would still have to pay the Initiation Fee ($250/BI) to open the points up for unfettered access, but you would not have to again pay the $300 Education Fee as by now owning Trust points, you don't need to be "re-educated".

Again....Congrats!!

You may be right on the closing fees, and it would definitely make sense to have the Initiation Fee be $200 per BI and $300 for the Education fee, but my closing statement has it reversed. Not sure......???

I spoke today to a VOA and asked if my resale Trust Points were eligible for the Explorer Collection, and for redemption for Marriott Reward Points.

I was told yes for both, that they were. I asked her to do a mock redemption for MRPs (but not complete it) to make sure the system didn't block it, and she got all the way to confirming it and then stopped.

So, unless there is some final step that blocks it (which there might be), current experience suggests that they are eligible for MRP redemption.

It may be a good idea to keep this thread "clean" with information for TUGgers who have decided they are interested in a purchase of resale points since it is currently spread over many different threads. As I also recently closed on some resale points, also used TRCS, who I found very easy to work with, I can confirm as I was already Premier that I was able to use the resale points for the Explorer Collection and since I already owned some trust points I did not have to pay the "education" fee (although I had to remind the closing company).
