Just got my MVW letter for 2013 MF from Trust Owners

1. Exchange company dues were increased by $20 to $215/Year (PLAT Plus)
2. Modest increase of MF of $25 for me. $109.25/BI new figure for 2013

good evening

$0.437/pt an increase of $0.237/pt more than 5%

so much for MVCD subsidizing the MF's on the trust...

wonder if the membership dues for the all encompassing DC club is going up for Legacy owners????

When I was at a presentation at Aruba Surf Club last week, the salesman told me if I purchased more points, the maintenance fees would never, ever increase. I didn't even argue with him, it was such a ridiculous statement.

It is actually an increase of $.027/point, which is a 6.6% increase. And we are in non-inflationary times!

good evening...

my bad on the math....

to quote Dr. Leonard McCoy of the USS Enterprise...

" I'm a doctor... not a calculator dang it"

So I guess that legacy owners should expect to also see a $20 increase in the DC annual fee this year?

$215 Premier and Premier Plus
$189 Standard Owner

With Marriott's reputation for having some of the highest fee's in the industry, did anyone really think we weren't going to see these increases? The increase for the membership fee is in excess of 10%. I can hardly wait to see where we're at in 10 years.

The 169 fee is increasing to 175 then and the 199 to 215? The increase is less than 10%, although I'd hate to see it increase at that rate annually.

It will be interesting to see how the increase in MF's for points compares to the increase in MF for legacy weeks this year.

Did you ask him for that in writing?
It would have been really funny to agree to purchase points if he would give you a contract that MF's would never increase, and then watch him squirm.

I know I should have but I really just wanted to get my Marriott bucks and get out of there. I'm more concerned about them increasing the skim over the years. The points to trade into these resorts are only quoted 2 years in advance which concerns me.

Standard owner is $175.

It seems like the increase is $10 for Standard and $16 for Premier and Premier Plus.

Standard Owner $165 to $$175.
Premier or Premier Plus $199 to $215.

I wonder when legacy owners will be notified? When the bills arrive?

I'm not surprised to see an increase in the Club Dues fees considering that II and Marriott have both had several transaction fee increases in the interim since the DC was introduced. Last year the Club Dues fees were due 12/10/11 - FT, what's the due date for this year?

Is this the first MF increase for DC Trust Points since the introduction? I know the purchase price has gone up several times but haven't really paid attention to the MF schedule.

Did trust point MFs start out at $0.40pp then last year went up to $0.41? If so, then this is the second increase. Since weeks based MFs go up every year (mostly), I wouldn't expect trust point MFs to be any different.

The Ritz Carlton properties also have very high MFs, and now that they are a part of the Trust, will be a part of the reason for the increasing MFs.

Sorry to see the big increase...

Best,

Greg

Good point. Those RC conveyances will increase the MF significantly. Perhaps another reason that they aren't conveying the other properties with unsold inventory, especially if they have to convey them at the reduced point values.

VAC has to maximize profitability. As a sharehold I love it. If I was still a Marriott TS Owner I would be concerned.

I am not sure how a MF increase helps profitability. Sure they earn profit based on a percentage of MFs, but I don't think that increases revenue growth significantly. However the increase in the DC annual fee might, or perhaps prevent decreased revenue as I am sure a higher portion of that will also have to go to II.

But honestly, George, and most of all respectfully, is there anything that Marriott does these days that doesn't "concern" you? Of course nobody likes them but MF and transaction fee increases are a fact of life with timeshares! As long as they're reasonable then I don't see a problem, and you can't determine what's reasonable unless you review the budget reports.

Hopefully, the DC Trust Points owners will review theirs and let us know if they're satisfied with their MF increase. Not happy of course, but satisfied.

As an enrolled Week(s) owner it's my opinion that the nominal Club Dues fee increase reported here by FT is reasonable. One of the major ongoing concerns of Week(s) Owners who have not enrolled, is that they don't want to subsidize the II and Marriott transaction fees for enrolled Owners. Can't blame them for that considering that they've seen several increases while the Club Dues fee has remained the same since its 6/20/10 introduction.

Interesting that the my-vacationclub.com website still lists the fees in the enrollment section as $165 and $199. If one was to enroll today, what would they pay. Would we possibly have different fees based on when you enrolled?

Where you are can't be any worse than what's happening here with sports, Puck. The RedSox are on my hit list like they've never been - first of all the team stinks to the high heavens but I am so ticked off with all but four of them because they didn't have the common decency to make an appearance at Johnny Pesky's funeral! Imagine? He's been the best ambassador the team could have asked for, for decades, and only four players on this team bothered to pay their respects. Shameful, shameful dolts.

Football? Who knows? Brady just lost all his receivers so we have no clue. Hockey is like you say, up in the air. And the Celtics are all thugs who have no clue that there's no "i" in team because I don't think any of them are intelligent enough to spell it! They let Ray Allen go, I'm done with them. He was a bit of a thug himself, but at least he was good looking.

Now aren't you glad you mentioned sports, Puck?! :hysterical: :hysterical:

I feel your pain with the Sox. Please don't tell me that Petey wasn't at Pesky's funeral.
