Wyndham charging $$$ for estoppel

I'm selling a week at a Wyndham-managed resort, and asked them to send me an estoppel. Wyndham wants $150 for it. I haven't bought or sold a Wyndham week in a long time, and I'm wondering if this is normal? $150 seems pretty excessive for a document they can likely produce with a mouse click or two. I don't recall paying for an estoppel in the past.

It seems many places are now charging for the info. I have another property that never charged and all of a sudden they charge $75 for an estoppel on top of $250 for the transfer.

I was told recently that even Marriott is charging but I'm not so sure that is true.

Is it a fixed week or a UDI?
Generally they charge a $150 estoppel fee if it is a fixed week and do not charge the $299 Wyndham transfer fee.
If its a UDI the estoppel fee is included in the $299 transfer fee.

It's a deeded float week, not points. They didn't mention it not being part of the $299 transfer fee.

That makes Hilton's $49 estoppel fee seem like chump-change.
But it is nearly indecipherable.

An estoppel is more for the buyers benefit, so I could see a fee being warranted. It isn't a requirement to transfer a week, but it is good "insurance" for the buyer. Though when you are paying for something, I would expect it to be right all of the time. I have lheard of a lot of scales where the estoppel containted bad information.

Wyndham confirms it is the fee for an estoppel for a Weeks account, and the $299 transfer fee doesn't apply. This will make my buyers happy, since it saves them money. :cool:
